Villetta Marco

Villetta Marco is a small separate cottage with private large garden which is part of a complex of 40 units recently built respecting the traditional architectural rules and materials such as the wooden beamed ceilings and wooden furniture. The interior rooms are spacious and luminous and the private garden is perfectly organized to eat outside or simply relax enjoying the superb views over the Orcia valley and other hill villages in the distance.

The property is located walking distance from the village of Contignano which offers the main services such as bar, restaurant and grocery stores. Contignano is an ancient village and its origins are dating back to roman times testify by the ruins of a roman villa belonging to the II or III century. The castle still visible with its tower and part of the walls, was built later on in medieval times but documents aren’t clear about exact dates. The most important noble families of Siena contended the ones against the others for centuries to obtain the ownership of the village.
 

ACCOMODATION


Villetta Marco is 50 square meters and 4 1 in 2 bedrooms and one bathroom. Located completely on the ground floor you can access the property from the garden through the covered porch. The living/dining room has TV, dining table with chairs and benches and fully equipped kitchen with oven, fridge-freezer and dishwasher. From the living room you enter the double bedroom, the smaller bedroom with bunk beds and eventually the extra fold out bed. The bathroom has the shower and the small hallway hosts the washing machine. The windows have the mosquito screens.
 

GARDEN & SWIMMING POOL


The wide open private garden is 150 square meters with carefully manicured lawns and furnished with sun umbrellas and sun lounges. The covered porch is completely equipped to eat outside with tables and chairs and a barbecue for your use.

The swimming pool (12 x 6 m – depth 1,5 m ) is located in a separate garden and it is shared with the other units. It is located approximately 50 meters from the cottage and it is lighted at night. The property has a private parking space for one car. The owner also provides two bikes for your use for free.

The nearest village is Contignano 700 meters from the property reachable along an asphalted lighted road. There you can find grocery stores, bars and restaurant. Montepulciano and Pienza 20 minutes from there offer all the amenities included supermarket, banks, post offices and all the shops.

Within easy reach you can also find Montalcino and Cortona, Siena, perugia and San Gimignano. The nearest airport is that of Florence about 2 hours from the property. Pisa is about 2 hours and a half and also Rome.

Conditions: 

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking directly to 'InTuscany'. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your reservation with contact information for the owners and the phone number of the villa.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
