Beautiful views, just 15 minutes drive
from the beach and walking distance from a village with
2 restaurants, a pizzeria and a bar, what more could
you want?
Villa Castagno is 500 meters or 1640
feet above sea level and so combines the fresh breezes
of the high altitude and chestnut forest that surround
it but is close enough to the beach to nip down for
a swim before lunch.  The villa is about 800 m. from
the center of Sassetta and 12 kilometers from Marina
di Castagneto Carducci and the sea. It has 700 sqm or
about 7535 sq.ft. of private fenced garden.
The
house is 160 sq.m. or 1722 sq.ft. and well furnished.
It comprises on the ground floor kitchen, living room,
dining room, bathroom and veranda. The first floor has
two terraces with a beautiful view over the surrounding
Pian Delle Vigne valley and you can even see Sassetta
(the nearest village) lower down through the trees,
there is another living room and two bedrooms with en
suite bathrooms. The village is close enough to stroll
out for your morning coffee or your evening meal.
Please note that there is no telephone
at the villa but good reception for guests own cell
phones and a public phone in the village. A hair dryer
is available on request.
ACCOMODATION: The
east facing terrace presents a view across the Pian
Delle Vigne valley to Sassetta.  The main entrance is
on the ground floor at the rear of the building and
leads into a large living room which contains:
- on the right of the entrance a door
leading to a bathroom where there is a washing machine;
- 2 very comfortable sofa beds each capable of sleeping
two persons, (either as two singles or one double bed);
- a large wood dinning table capable of seating 12 people;
- across the room on the right there is a kitchen area
with all the necessary cooking equipment and dishwasher,
electric oven, gas burners and fridge freezer;
- a television with satellite reception.
The
stairs leading to the first floor open out into another
living room with a large French window leading out onto
the balcony. In this living room on the left there is
a single sofa bed and a double sofa bed capable of sleeping
two persons,  (either as two singles or one double bed).
Continuing into the room there is
a small niche with a coffee table, two armchairs and
a sofa which, when necessary, can sleep one person,
and at the other end of the room on the left there is
a fireplace.
On the right there are two doors,
each leading to a double bedroom with en-suite bathroom.
In the first room there is a double bed and a single.
In the second room just the double bed. From this room
one has access to the balcony with a panoramic view.
This balcony with its lovely view and situation is a
very pleasant place and it is furnished with two plastic
tables and 12 chairs as well as 4 reclining chairs.
There is an outside shower in the garden. Should it
be needed the house is centrally heated
Please note that the guests sleeping
on the pull out sofas must pass through one bedroom
or the other to get to the bathroom.
 THE SWIMMING POOL: The pool is located in an ample paved terrace and is shared with the clients of Villa Quercia.
LOCATION: Villa Castagno is near to Marina di Castagneto (the
seas side) and Livorno as well as with easy reach of
most important Tuscan places of interest. The nearest
airport is Pisa (about one hour). Florence airport is
an hour and a half and Rome about 3 hours by car.

THINGS TO SEE AND DO: Villa Castagno is situated on the famous “Strada
del Vino” making it perfect for wine conniseurs
it is also near by L'Oasi di Bolgheri which is a WWF
bird sanctuary.
Swimming is possible in all seasons
at the thermal swimming pool in  Venturina, with the
water temperature stable at 37 degrees.
You can visit the famous cities of
art which are close enough for half day excursions,
Florence, Pisa, Volterra, San Gimignano, Siena, Massa
Marittima, Perugia, Assisi. Elba, 45 km distant (about
28 miles) is easily reached by car (and ferry from Piombino).
Thanks to a network of well maintained
country roads there are many possibilities for cycling
and mountain biking. The area offers superb beaches
for sunbathing and clear, clean sea for swimming, sailing,
windsurfing and scuba diving. There are scuba diving
schools at Baratti and San Vincenzo.

for flying over the rolling Tuscan hills.There are several
stables in the area that offer guided excursions on
horseback.

Please note: This property does not
have air conditioning. Air conditioning is rarely necessary
in Tuscany due to the lack of humidity and the temperate
climate. We do not have air conditioning in our offices,
in any of our homes or in any of our larger rental villas.
