The swimming pool (8 x 16 meters) is equipped with sun umbrellas, chairs, sun lounges and sun beds. Each apartment has a covered terrace perfectly organized to have dinner outdoor. Some apartments also have a private terrace. The property offers the parking place within its grounds.

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. A further amount of 20% is payable to the owner at the time of booking via wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your payment with contact and arrival details.
BALANCE: The balance is due no later than 30 days prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 30 days before letting, or
b) Total rent - if cancellation is received less than 30 days before letting
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.

My partner and I stayed here for the first week of July with another couple. From the outside the apartment looks attractive and we were not disappointed once inside. The apartment was great, very spacious and well decorated (we stayed in the Aia apartment), with everything you could need. The kitchen was well equipped with a washing machine, dishwasher, filter coffee machine, fridge freezer and plenty of glasses, plates etc. The apartment was lovely and cool - thanks to the air conditioning and also having thick stone walls, which also helped. Upstairs there were 2 large bedrooms, both made up as doubles, each with an ensuite bathroom. One of the bathrooms had a number of ants, which I understand is common in the Tuscan countryside - however, we were provided with some spray, and the problem quickly went away. Outside, we had quite a lot of sitting area and a BBQ. We had a shared swimming pool, which was generally fairly quiet and as it was very hot, a nice temperature to dip into! Location - we travelled quite a lot around the area, as we had a car. However, the best way into Florence is certainly by bus - we found out everything we needed to know from the tourist information in the town. I would recommend this villa without hesitation and would like to return myself.

Excellent agriturismo: very nicely set up two-bedroom two-bath apartments. Very private, lovely, well furnished. It is not a hotel, don't expect too much staff support. Be sure to visit the Bar Bagnoli, the best coffee bar in Tuscany across the street and down the road a bit.

The website does not do this place justice. It is decorated to a high standard, is clean and tidy and fully equipped with large rooms - we stayed in Il Fienile. The space around the pool meant that our children could have a good run around and play safely. The pool was regularly cleaned and surronded by plenty of high quality garden furniture. Giovanni was very helpful in arranging a vinyard tour and answering the various queries we had about the area. A very reasonably priced holiday base that I would not hesitate to recommend.
