Colonica Vito is only 800 meters or yards from the village of Sassetta and 12 kilometers from the seaside at Marina di Castagneto, so that you can have the best of Italian village life and beach culture whilst still being able to escape to the cool privacy of your apartment in the chestnut forest.
The house has just been refurbished to a very high standard, the floors are in a light tile throughout, kitchens and bathrooms included. The fixtures and fittings are of a high standard, in harmony with the surroundings.
From all the apartments the easterly views stretch across the "Pian delle Vigne" plains and on to rolling Tuscan hills dotted with Medieval villages. There is one upstairs apartment and two on the ground floor.
GARDEN & SWIMMING POOL
The garden is large and shady with ample space for rowdy ball games. Each apartment has its own sitting-out area, with a table, garden chairs and barbecue.
The pool is located in an ample paved terrace and is shared with the clients of a nearest villa.

In the garden there is a stone table, iron chairs, outside shower and BBQ. From the garden on the north side one enters the living room, in front of this entrance there are a table and chairs for outside dining. Inside the house on the right is the cooking area with oven, burners, fridge/freezer, dishwasher and washing machine. Opposite the kitchen is an open fireplace and table and chairs for inside dining. During winter months the apartment is centrally heated. In the living room there is a sofa bed accommodating 2 people (either as a double bed or two single beds), and a satellite TV. From the living room one enters the bedroom which has a double bed and a single bed and a cot, this bedroom has access the bathroom. In the living room there is a communicating door to the other ground floor apartment, should the two be rented together. The large garden provides ample parking space. |       |

The main difference between this apartment and the others is that having no architectural barriers and the bathroom equipped for the disabled. Erica apartment is suitable for the disabled. From the garden on the east side one enters the living room, in front of this entrance there is a table and chairs for outside dining, an outside shower and a BBQ. Inside the house on the left is the cooking area with oven, burners, fridge/freezer, dishwasher and washing machine. Opposite the kitchen are a table and chairs for inside dining. Dalia (sleeps 5+3)Sleeps: 5+3 Bedrooms: 2 Bathrooms: 2 High season price range: 1,050 - 1,500 € Dalia (sleeps 5+3): this apartment is on the first floor above the others and is approx. 90 sq. meters. Approaching the apartment from the garden on the west side of the house one enters the living room via 2 steps. In front of this entrance is a 100 year old oak tree under which there is a rocking-sofa and chairs for outside living, a BBQ, an external shower and ample parking space. Entering the living room one finds an open fireplace opposite and the cooking area on the left with oven, burners, fridge/freezer and dishwasher. Between the fireplace and the cooking area is a table for 8 people. During winter months the apartment is centrally heated. In the living room there are two single sofa beds accommodating 2 people plus one fold away bed and a satellite TV. From the living room one has access to a large terrace equipped with stone table and iron chairs for outside dining. The terrace, shaded by chestnut trees is rather special feature of the property. The living room leads to the two bedrooms each with bathroom. Both have a double bed and the larger of the two also has a single bed and a cot. THINGS TO SEE AND DO: Colonica Vito is situated on the famous “Strada del Vino” making it perfect for wine connoisseurs it is also near by L'Oasi di Bolgheri which is a WWF bird sanctuary.
You can visit the famous cities of art which are close enough for half day excursions, Florence, Pisa, Volterra, San Gimignano, Siena, Massa Marittima, Perugia, Assisi. Elba, 45 km distant is easily reached by car (and ferry from Piombino).
Childrens entertainment: Acquapark in Cecina and "Il Cavallino Matto" in Castagneto Carducci.

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
