These comfortably and stylishly furnished apartments are located in fully renovated Tuscan farmbuildings, which still form part of a working wine-producing estate. The grounds are set among gently rolling hills and extensive vineyards. Wine-tasting evenings can be organised in the communal reception lounge. Yet each apartment enjoys its own private, outdoor dining area, as well as the sheltered seclusion of the lovely pool terrace.

Two of these apartments are housed back-to-back under the same roof, whereas the largest is situated in a separate building just across the courtyard. The restoration work on these houses, built in traditional light Tuscan stone, has carefully preserved many of their original architectural elements, such as the external staircases; terracotta-tiled floors; tiled/beamed ceilings; white-washed walls; and large, wood-burning fireplaces. These features have been harmoniously blended with more modern, striking colour-schemes, furnishings and fittings, as well as with every labour-saving comfort required.

Encircled by lawns and screened by high evergreen hedges, the delightful pool terrace makes an ideal retreat, when you want to get away from it all, undisturbed!

Two baby-cots can be provided, on request. Serving all three apartments, a utility room, with washing machine and tumble-drier, is accessed through a separate outside entrance on the ground floor of the main building.

Directly adjacent to this is the very large reception lounge, where wine-tastings are usually held. On request, this can be booked for special occasions, including celebratory dinners, when a chef can prepare a select menu with top-class accompanying wines. For this purpose, there is an adjoining professional kitchen, while two long tables can accommodate considerable numbers. The environment is bright, welcoming and sophisticated, with four sets of French doors, two of which open on to the lawns at the rear, complete with sunshades and loungers, for the use of all guests. A massive fireplace extends along one end wall and there are armchairs and three sofas to relax in. On display around the room, a selection of prestigious wines tempt you to sample the world-famous specialities of this region!
 

GARDEN & SWIMMING POOL


From the main country road, a hilly, winding, rough gravel track passes through woodland, olive groves and vineyards, up to the entrance gates to the estate. Tall conifers shade the informal parking area at the rear. The little cluster of buildings is surrounded by a gravel courtyard, with a central olive tree and pines around the borders. A small stone outbuilding, adorned by a rambling rose, houses the BBQ and pizza-oven, where guests can self-cater, all wood provided.

Perfumed lavender bushes and hydrangeas in big terracotta pots brighten the grounds and high evergreen hedges enclose the raised pool terrace, set discreetly to one side. This looks out over the peaceful backdrop of wooded hills, which can be enjoyed from the manicured lawns that extend poolside, dotted with shady olive trees. Loungers and sunshades invite you to relax and unwind here, while a canopied gazebo on the paved pool-surround makes the ideal venue for al fresco dining.

Le Coste (sleeps 2): Proceeding up an external flight of terracotta-tiled stairs to the upper-floor level, you reach a private balcony, shaded by the pitched roof. This commands restful views towards the pool and the hills beyond.

From here you step into the large, comfortable living-room with its centrally positioned fireplace of eye-catching modern design and Sat.TV. On a raised section at the far end of the room is a long dining table, with access to the ultra-modern, fully equipped, fitted kitchen next door. A little corridor leads off the lounge to a big double bedroom, with parquet floors and a walk-in dressing-room, comprising fitted wardrobes and mirrors. Adjoining is a spacious bathroom, tiled in grey marble, with a corner shower cubicle and a stunning, all-black jacuzzi-bathtub!

Sant’Antimo (sleeps 4): Proceeding up and external flight of terracotta-tiled stairs to the upper-floor level, you reach a private balcony, shaded by the pitched roof. From here you step into the integrated lounge/dining-room/kitchen, with its striking, green, fitted units; matching green table and corner bench; two sofas grouped round a coffee table, Sat.TV and bookshelves.

To one side, a little corridor leads to two double bedrooms and a central bathroom, with shower cubicle and modern white fittings. This apartament is suitable for 2 adults and 2 children, no for 4 adults.

San Filippo (sleeps 7): A small external flight of terracotta-tiled stairs to the upper-floor level brings you directly into a spacious, L-shaped dayroom, comprising integrated sitting-room, dining area and kitchen. On one side wall, next to the long dining table, is a large fireplace and at the far end is the open-plan, fully equipped, fitted kitchen, with distinctive, ultra-modern, stainless-steel units. Round another corner is the sitting area, with sofa, armchairs, bookshelves and Sat.TV.

Continuing from here, you gain access to two double bedrooms, both with fitted wardrobes. They share a bathroom, with shower and double vanity basins. Issuing off to the other side of the central dayroom are two further bedrooms, one double and one single. These also share a bathroom, with shower.

Montalcinoo Resort is an excellent starting-point for exciting trips and itineraries to visit the most important sites of Tuscany. The return to the serene peace of the Resort afterwards will be even more enticing.

Within a just slightly wider radius, guests can also easily reach the most important cities of Tuscany – Siena, Florence and Arezzo – as well as places of major tourist appeal such as San Gimignano and Chianti. DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking directly to 'InTuscany'. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your reservation with contact information for the owners and the phone number of the villa.

BALANCE: The balance is due upon your arrival in cash directly to the owner.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit + 30% of the balance - if cancellation is received more than 4 weeks before letting, or
b) Total rent - if cancellation is received less than 4 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
