Set in the deep heart of the region, Casa di Simone is an ideal starting point for exploring the hundreds of places of interest both artistic and cultural that make the very fabric of Tuscany. Only three and a half kilometers from the medieval town of San Gimignano the 5 apartments at Casa di Simone have been carefully restored and furnished maintaining its classic atmosphere.
The apartments Zenzero, Cacao, Tabacco, Caffe' and Liquirizia of different sizes from 50 to 90 square meters. They all have: air conditioning (only in the bedrooms), independent heating system, furnished separate kitchen, TV sat, bedroom with balcony (for apartments Cacao and Zenzero), a large balcony for al fresco eating (for apartments Cacao and Zenzero), dishwasher (all except to Tabacco), oven, washing machine (for apartments Tabacco and Cacao), private car park, large communal garden and swimming pool.
GARDEN & SWIMMING POOL
The well manicured garden introduce you to the pool (13 x 4 meters) area equipped with sun umbrellas and sun lounges. The surrounding countryside is typically Tuscan: olive groves, vineyard, meadows and cornfields.
You can relax in the shady garden, having a conversation in front of a glass of wine, read a book or simply looking at the amazing landscape as time goes by.
To make your stay even more pleasant the Casa di Simone give its guests the possibility of taking advantage of several facilities, thanks to the collaboration of a hotel and restaurant a stone throw away (2 minutes on foot): restaurant, snack-bar, internet point, breakfast, half board, etc... Three in a double and a single bedroom and two on the pull out sofa. A saddle roof with wooden beamed ceiling is the framework for this romantic apartment. The lounge, with the typical fireplace, is a crescendo of warm, natural colors from ivory to 'terra di Siena' - raw sienna. It has a pull out sofa bed. Its door leads to a large balcony ideal for al fresco dining. The master bedroom, with another balcony offers a four-poster double bed, while the second bedroom, cozily furnished, has a single bed. The apartment has also a spacious kitchen and a large bathroom with bath. Thanks to its layout, from this apartment you have a bird's eye view on the surrounding hills. DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due upon arrival directly to the owner.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 50 days before letting
b) deposit + an additional 30% of the balance - if the cancellation is received from 50 to 31 days prior to arrival
c) deposit + an additional 50% of the balance - if the cancellation is received from 30 to 11 days prior to arrival
d) Total rent - if cancellation is received less than 10 days before arrival
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
