The little cluster of red-brick buildings, now all beautifully restored and equipped with every modern comfort, is set in extensive grounds high up on the secluded, sunny ridge of a hill, which boasts a stunning backdrop of unspoilt, open countryside, to both front and rear.
The main house accommodates the reception area, with its fine, original, barrel-vaulted ceiling, and adjoining this a spacious, opulently furnished, communal lounge and meeting-room, with Internet access, where the superb terracotta-tiled/wood-beamed sloping ceiling will undoubtedly catch your eye.
GARDEN & SWIMMING POOL
Wrought-iron entrance gates open directly from the country road on to the estate’s gravel driveway, bordered by high Cypress trees and pines, which leads to the covered parking spaces on a lower gravel terrace, set well out-of-sight of the accommodation.
From here, steps take you up among walnut and olive trees to the gravel paths and courtyards of the sunny upper terraces, where the little complex of buildings stands. Terracotta tubs, brightly planted with flowers or citrus trees, adorn the meticulously tended grounds, while an ancient covered well graces the reception entrance.
Proceeding along the ridge on a broad, gravel walkway flanked by Cypresses, pinetrees and lawns, you pass the communal BBQ area, located out-of-sight and undisturbed on a sunken lawn terrace, under a shady canopy of mature trees. This peaceful, elevated setting too enjoys a magnificent view of the nearby rolling, wooded hills.
At the far end of the gravel walk and screened by more trees lies the inviting swimmimg pool, surrounded not only by enticing sunbeds, but by a spectacular countryside panorama. Beyond the pool is an open-air children’s playground and ‘boules’ (bowls) pitch, while on the opposite side of the gravel walk is a tennis court (rackets provided). The communal laundry, with drying-stands and two washing machines, is housed in the converted barn, which still preserves its attractive, latticed-brickwork ventilation in one wall.
Starting within the estate grounds there are many marked footpaths, inviting the more energetic holidaymaker to explore the idyllic surrounding scenery, or alternatively you may simply choose to relax and admire it from the restful tranquillity of the gardens, right there before your very eyes!

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 28 days (4 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer or credit card (with 3% surcharge). If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 4 weeks before letting, or
b) Total rent - if cancellation is received less than 4 weeks before letting.
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
