Villa Casa Nova looks out proudly over the Val d'Orcia, olive groves and sunflower fields. It produces award winning 100% extra virgin olive oil and can provide you with a fabulous holiday, in touch with nature. The farmhouse is situated in one of the most unique and beautiful parts of Tuscany, looking out over the wild life reserve of the Val D’Orcia. The area is steeped in tradition and history as well as natural beauty and has an altitude of about 450 meters above sea level.
 
Which ever direction you turn your gaze the panoramic view from the property is absolutely breath taking, be it towards Montepulciano, Pienza, Radicofani, Mt. Amiata, Montalcino or Siena. The sunsets are some of the best we’ve ever enjoyed. The property is walking distance from Castelmuzio that offers many the amenities included restaurant, bar and a small supermarket. 
 
The warm welcoming atmosphere and the loving attention with which the estate has been restored make it an elegant and comfortable place. The Villa is surrounded by a large and well cared for garden with large shady trees, native shrubs and beautiful flowers.
 
There are four apartments that sleep 4 people in 2 bedrooms with 2 bathrooms, living room with fire place, separate kitchen and air conditioning (available on request). There are two suites that sleep 2+1 people in 1 bedroom with 1 bathroom and open plan living room with sofa bed and mini kitchen. These two suites were restored later and the owners did not install air conditioning because it is so rarely needed.
 

GARDEN & SWIMMING POOL


The pool is kidney shaped and well furnished with sun lounges etc. It commands the same wonderful views as the rest of the property. The gardens have large shady trees and local shrubs, lavender, rosemary etc.
 
The down stairs apartments have a small private gardens furnished for dining al Fresco. All apartments have the use of a well equipped and very charming BBQ area with tables and chairs etc. There is a communal laundry with washing machine and ironing facilities.

Location: 
Villa Casa Nova is near to Pienza as well as with easy reach of most important Tuscan places of interest. The nearest airport is Florence airport, about 1 ½ hours and Pisa is about 2 hours. Rome airports are both about 2 ½ hours away.

The property is perfectly located for the great wine growing districts around Montepulciano and Montalcino. Siena is about half an hour and any where in Chianti is with in easy reach. Further south you can get to Perugia, Assisi and Orvieto in day or half day trips.

Security deposit

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. A further amount of 15% is payable to the owner at the time of booking via wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your payment with contact and arrival details.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
