This traditional Tuscan farmhouse in pale stone and brickwork is situated on a gentle elevation, where the countryside track comes to an end. Enjoying utmost seclusion, it is set among lawns with shady trees and against the peaceful backdrop of wooded hills.
Its four ground-floor double guestrooms, each with spacious adjoining bathroom, have recently been stylishly restored and renovated, to provide all modern comforts.
 An extensive buffet brunch is served in the welcoming downstairs breakfast room or on the outside terrace in summer.
The property’s upper floor, with separate entrance, is occupied by the owners, a young, professional couple, who both have an excellent command of English.
Many of the building’s original architectural features have been preserved during the restoration work, although with the inclusion here and there of more contemporary design-elements. The terracotta-tiled floors, internal brick archways, low barrel-vaulted or terracotta-tiled/beamed ceilings of the past blend harmoniously with the strikingly modern additions of light-wood beams, glass doors and deep colour-washed walls.
All the bathrooms are attractively tiled and elegantly fitted, incorporating a bathtub with hand-held shower, as well as a separate shower cubicle. Every bedroom is equipped with Sat.TV; window and door blinds.
 ACCOMMODATION:
Cipressi: Access is directly from the gravel terrace surrounding the property. Located under the tiled/beamed pitched roof in a little side-extension, this large double room takes its name from the Cypress tree, Tuscany’s celebrated trademark, that can be seen from its glass entrance-door. The walls are a deep olive-green. A few wooden steps lead down into the bathroom, which features a lovely internal brick archway.
COLLE: Access is directly from the gravel terrace surrounding the property. This large double room features a barrel-vaulted ceiling and a dividing brick archway, both painted white, and deep olive-green washed walls.
ULIVI: Access is directly from the gravel terrace surrounding the property. This large double room features stylish pale blue-grey walls and white-painted wood furniture. The flat ceiling consists of light-wood beams and terracotta tiling.
 BOSSO: Access is up a small flight of tiled steps from the property’s gravelled surround. This large double room features deep yellow walls, with contrasting blue-grey painted wood wardrobes, and a low ceiling with light-wood beams and terracotta tiling. Let into the wall high up above the bathtub in the spacious adjoining bathroom is a charming lunette-window, with a little stonework arch surmounting it.
BREAKFAST ROOM: Access is at ground-floor level, directly from the gravel terrace surrounding the property. An extensive buffet brunch is served daily in this cosy, informal room, with its bright yellow-washed walls and two decorative internal brick archways. In summer, guests can enjoy their meal outside on the terrace, if they prefer.
THE GARDEN AND SURROUNDING ENVIRONMENT: From the narrow country lane that winds its way uphill through picturesque olive groves to the hamlet of Santa Cristina, a rough gravel track leads you to the end of the valley, from  where wooded hills extend. Here, marked by a lone Cypress tree, the property’s drive issues on to an informal outdoor parking area. Lawns and a little grove of olive trees border the gravel surround to the rear of the house, while shade-giving trees and colourfully planted terracotta pots dot the grounds.
To one side, in a suntrap position open to the skies, lies the large pool, encircled by extensive lawns. Low trees, shrubs and fragrant rosemary bushes fill the flowerbeds around the grass, while unspoilt countryside and wooded hills extend beyond, forming a spectacular poolside backdrop. Relaxing the eye in the opposite direction, the fertile farmland of the Chiana Valley stretches out into the far distance.
LOCATION: The nearest A1 motorway exit is ‘Bettolle Valdichiana’, only 5 minutes’ drive from Scrofiano. The village is ideally situated for easy excursions by car to the  main scenic and cultural attractions of southern Tuscany and northern Umbria.
