Casale Vecchio is the ideal place for people looking for a quaint and cozy retreat few minutes from Viterbo, one hour from Rome. An XVIII century tower wisely restored to preserve the sense of history of which it is permeated.
The minute you drive down the tree lined road to reach the villa you will feel you are leaving behind all the stress and worries of everyday life.
 The villa is located in northern Lazio in the famous Etruscan area known as Tuscia. Especially from the pool it offers extensive views over the 120 hectares of farmland, the valley and hill villages around until the Terminillo mountain range.
This is a working farm and the fields around the property are covered with grain, corn and olive groves.
This ancient tower has been completely renovated preserving its original style. From the hand-made terracotta bricks that cover the floors on all four levels to the white walls with original beamed and vaulted ceilings, everything has been carefully considered to leave unaltered the character of the building. The villa has been equipped with all modern facilities for you to feel right at home.
It has wonderful outdoor eating areas one of them edged by rose plantings is comfortably located in front of the kitchen and covered gazebos closer to the pool to enjoy the views or read a book protected from the warm summer sun rays.  The owners live in Rome or in a dependence 200 meters from the villa, the housekeepers live there too. They don’t have access to the pool which is completely private for your use only.
The villa is made of two parts rented together, there is the main building sleeping up to 8 persons and a dependence on the ground floor with one bedroom and one bathroom. It has independent entrance and its own kitchen, ideal for a couple looking for some more privacy and quiet.
ACCOMMODATION: Casale Vecchio has been restored to high standards preserving the original layout of the rooms. Completely renovated and refurbished to create a welcoming environment it maintains authentic materials like the peperino stone mullions.
Thick walls create a cool interior even in the heat of summer and central heating adds comfort in the winter.
The interiors have been newly furnished in a comfortable style that includes antique pieces.Faience tiles cover the bathrooms.
 The layout is on three levels plus the independent guest apartment.
On the ground floor is the large entrance way leading to the spacious salon with ancient open fireplace. On the same floor there is the dining room, a half bathroom, a single bedroom and a bathroom with bathtub.
You can also enter the villa from the kitchen decorated with Faience tiles and fully equipped with dish washer, micro wave, 4 burner cook top, fridge and freezer, food processor and kettle.
The staircase leads to the first floor where you can find a double bedroom with ensuite bathroom with shower and one other double bedroom and a single bedroom sharing a bathroom with bathtub.
On the third floor there is a double bedroom with ensuite bathroom with bathtub.
An external staircase leads to the guest apartment on the lower level with private access.
It has a dining room and equipped kitchen, one double bedroom and bathroom with bathtub.
THE GARDEN AND SURROUNDING ENVIRONMENT: Steps lead up to the large swimming pool (12m x 6m) which is fenced making it safe for children.  The garden is planted with native flora and commands the most spectacular views over the estate, the valley and the mountains.
You can walk down the Roman steps and dip into the soothing water or relax under the gazebos while admiring this wonderful landscape.
Please note that barbecues are not permitted as a safety precaution because this is a protected area.
LOCATION: Casale Vecchio is 4 km from the Etruscan town of Viterbo.
Montefiascone, Tuscania and the volcanic Bolsena lake are 15 minutes away. Tarquinia is 40 minutes from the property and Siena two hours.
The nearest airport is Rome (one hour) and in two hours and a half you will reach Pisa and Florence.
HISTORY: Casale Vecchio, as this location is named, is one of the oldest properties of the renowned family Bussi of Viterbo, from which  several protagonists of the historical, ecclesiastic and military life have descended. Among them: S. Francesca Romana, founder of the Monastic Order of the “Noble Oblates of Tor de’ Specchi”, Papirio Bussi, knight of Malta, Commander of a pontificial galeon in the battle of Lepanto (1571); Cardinal Giovan Battista, Apostolic Ambassador in several foreign posts.
According to the family archive the «tenement known as Piscin di Polvere» was purchased in 1577 from the Counts Muzio and Valerio Bussi, ancestors of Giulio Bussi who in 1615 married Cecilia Muti. Since then the name and arms of Bussi and Muti are joined together in the family crest herewith illustrated.
Numerous villas, chapels and palaces owned by the two families are still visible in Rome and Viterbo. The present owner Conti Pocci, nephew of the last descendant of the Muti Bussi family inherited the property.
Since the time of the ancient Romans, Piscin di Polvere is located in a very important position, crossed by an original roman road with a double arched bridge in local marble still visible, known as “Ponte Funicchio”. The “Casale Vecchio” (old farmhouse) was originally a control tower over the bridge.

Bolsena lake is 15 minutes from the property with windsurfing and water sports. Only 45 minutes drive to the sandy beaches of Argentario, and Porto S. Stefano.
