Well-suited to nature-lovers, it is surrounded by luxuriant, unspoilt countryside and consequently enjoys utmost peace and tranquillity, as well as enviable privacy and seclusion. The spectacular Mediterranean sea-views afforded at this elevation encompass all of the Versilia coastline, as far as Livorno.

For the more energetic holidaymaker, the varied sightseeing attractions of the Cinque Terre fishing villages and nature reserve are a mere stone’s throw away; while for dedicated sunseekers, the local beach is only ten minutes down the hill from here.

ACCOMODATION

This low-level property, with its attractive pink exterior walls and light-stone paved surround, extends over ground-floor level only. The style of the interior decor and furnishing is very plain and simple, in keeping with a typical, old, farmer’s cottage.

The entrance door leads straight into the central day-room, which combines the following: a living-room area with sofa; a dining area, with a large, old fireplace; and an extensive, integrated kitchen-corner, newly fitted in travertine marble. From this main living space, French doors open out on to the garden.

Adjoining it are two bedrooms, one double and one twin, as well as a bathroom with shower, featuring attractive new fittings in local Carrara marble. Air conditioning available.

This property has delightful swimming pool (5 x 4 meters), it also occupies a superb sun-trap location, which encourages an open-air lifestyle. Easy access from the day-room to the garden via the connecting French doors facilitates comfortable al fresco dining. Well-appointed with table, chairs, sunshade and loungers, the cottage’s front lawns invite you to relax at leisure, accompanied by their breathtaking natural backdrop. These outdoor features are undoubtedly the most striking asset of this little property.

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
