These prices include gas, electricity, water, cleaning twice a week, towels and bed linens, all taxes, commissions or surcharges payable to 'InTuscany'.

- Firewood: Euro 15 (kg 100);
- Telephone and internet connection: Euro 0.15 per unit.

All bookings are for week long periods, from Saturday to Saturday.

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer.
Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer or Euro check. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited.
‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.
SECURITY DEPOSIT: A deposit of Euro 500 is to be left with the caretaker upon arrival. This money is refundable less a deduction for the cost of making good any loss or damage.
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants. ARRIVAL: Unless other wise arranged guests must arrive between from 3.30 p.m. (please contact the owners to fix the arrival time) and leave by 09.30 a.m.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.

Breakfast: Breakfast is served in the bright, attractive dining room with its original Roman stone floor, discovered during the restoration of the farmhouse.
The owner serves breakfast personally, introducing you to the flavours of the region with food that is prepared from the finest quality, organic ingredients.
There’s freshly squeezed orange juice, homemade apple juice, a selection of the best local honey, fresh sheep’s milk ricotta from Pienza served with different flavoured honeys, and wonderful, homemade preserves of local plums, blackberries and figs, all prepared without sugar.
The bread is homemade using the finest whole grain flours and a long, slow leavening process. There’s a delightful choice of teas and a selection of the finest quality coffees. Homemade tarts and cakes round out this healthy and delicious breakfast.
Other Meals: At Podere Monti only breakfast is served unless requests are made in advance for other meals and there are many good pubs and fine restaurants in the area that the owners are happy to recommend.
Should you wish to have other meals prepared for you at the farm, Italian-French chef, Maurizio, offers a range of dishes from traditional Tuscan cuisine to new and innovative approaches to gastronomic interpretation.
Your menu might include: Appetizers: Toasted bread with olive oil and small Tuscan beans, crostini with chicken livers, crostoni with lard (believe us, it’s deliciouse!) and chestnut honey, ricotta cheese from Pienza wrapped in savoy cabbage leaves, or individual leek and bacon moulds.
First Course: “La pappa al pomodoro” (a soup of bread and tomatoes), “Il bordatino” (a delicate, chickpea soup), “pici” (Tuscan spaghetti) with duck sauce, or tortelli filled with pecorino cheese and served with yellow pepper sauce.
Second Course: Roast pork in a bread crust, lamb with black olives, or beef cooked in Vino Nobile di Montepulciano.
Dessert: Tiramisu, marscapone mousse with mint served over strawberries, ricotta mousse with plum compote, or ricotta souffle with peach sauce.
Cooking Classes: The cooking classes at Podere Monti cover a broad spectrum of traditional Tuscan and Italian cooking while incorporating elements of French cuisine. Classes are offered to beginners and experienced cooks alike, and combine a theory with a practical approach. Under the supervision of our Chef, participants will prepare traditional Tuscan dishes and learn how to pair them with the right wines. Cooking classes take place in the well-equipped, modern kitchen of the farmhouse. The classes can be designed for individuals or groups, and can be conducted in Italian, English or French as required. A few days notice is required.
The Wine Cellar: Podere Monti offers guests an impressive selection of the fine wines of Montepulciano. The owners are well acquainted with the wine growers of the region and their wine cellar comprises the very best of the local production. Guests have the opportunity to savour these fine wines, most of them from relatively small producers, while sitting in the garden or under the wisteria arbour – perhaps meditating on the sunset....
Wedding Ceremonies: Combining chef Maurizio’s culinary expertise with the exquisite taste of the “padrona di casa”, we can make your wedding ceremonies truly memorable at Podere Monti. Beginning with appetizers and champagne by the pool, the celebration then moves to beautifully prepared tables, either in the garden or in one of the dining rooms inside the farmhouse, where a sumptuous meal is served, accompanied by just the right wines for each dish and the music of your choice to complete the atmosphere. Podere Monti will bring together all the elements to make this most important day a unique and beautiful occasion.
Conferences: Podere Monti is the perfect location for small conferences or meetings. The owners can provide a large meeting room complete with audiovisual and any other equipment required.
Transportation: Private transportation by car or helicopter to and from Fiumicino Airport in Rome, or Peretola Airport in Florence. Private transportation by car to and from the Chiusi/Chianciano Terme train station. Visits to the Prada and Gucci outlet shops.
Guided tours of Montepulciano with wine tastings in the best cellars of the village (every Thursday).
Sports: Nearby is a well-equipped sports facility that includes two tennis courts and a small soccer field. In addition, there’s an Olympic size swimming pool 300 metres (less than a quarter of a mile) away.
