Situated on a hill 10 km from Arezzo,
the origins of this villa recall the art nouveau style.
Access to the property is through a large gate and along
a cypress-lined avenue. The grounds are completely enclosed
and include a grove of pine trees with a large table
for dining in the open air. There are extensive gardens,
the front one with a fountain.
The
12x15 m Pool (depth from 1.5 to 4 m) is provided with
a changing-room and a bathroom with shower. There is
also a hard tennis court. The house has 7 bedrooms,
4 ½ bathrooms, Billiard room, tower, family room,
kitchen (dishwasher, oven, fridge, big freezer, American
coffee machine) , formal living room and dining room,
a study and a chapel. Use of washing machine. It is
furnished with original furniture, chandeliers, antiques
and marble floors.
The villa comes equipped with Internet
access on payment, mobile phone with rechargeable card,
Satellite Television and the possibility of courses
on flower arranging. Maid service 3 hours a day 3 times
a week. A fabulous gourmet cook is also at the disposition
of the guests, dinners at Poggio Cuculo are renowned
through out the area and highly recommended.
ACCOMODATION AND LAY OUT: Inside the villa, the ground floor houses the family
chapel and the billiard room which looks out onto the
swimming-pool. On this floor, we also find the cellar
and the utilities room.
A
wide wooden and wrought iron staircase, in original
art nouveau style, connects the villa's four floors.
The centre of the first floor that opens onto the pine
glade and garden is occupied by a large hall. Off it
one finds a modern and functional kitchen with dishwasher,
oven, fridge, American style coffee machine and a big
freezer.
There is also a separate family room
with a large traditional copper hooded fire place, originally
used for cooking and typical of Tuscan houses. A glass
door leads to the formal living-room and dining room,
study and a bathroom with anti bathroom. The living-room
is embellished by a large stone fireplace from the XII
century.
The second floor, like the first,
develops around a large hall furnished with gilt pier-mirrors
from the XVIII century and hosts the five main twin
bedrooms.
The green bedroom has a private dressing
room and en-suite bathroom, while the others are served
by a shared bathroom on the same floor.
On
the third floor are two more twin bedrooms that share
a bathroom (please note that one of these bedrooms,
although light and airy has high up windows from which
one can only see the sky). There is a room closed to
the public and stair case leading to the tower that
offers a spectacular view over the surrounding countryside.
THE GARDEN AND SURROUNDING
ESTATE: The garden has been carefully planned
and is just coming to maturity with massive wisteria
plants and lemon trees in pots lining the drive way.
The grounds are entirely fenced and very private. One
approaches the villa on the south through a large gate
flanked by cypress trees; here a long tree-lined drive
leads to the entrance. The villa and surrounding park
are nestled on the peak of a small hill and their elevated
location ensures beautiful sunsets from the swimming
pool or from the terrace on the facade of the villa.
The swimming-pool is large and deep
and is served with two dressing-rooms with bathroom
and shower and a large paved area, ideal for entertaining.
It also has a diving board. It marks the end of the
property to the west and, given its location overlooking
the surrounding countryside, offers a beautiful view
of the underlying olive groves and the hills in the
distance.
The wall adjacent to the dressing-rooms
is decorated with a magnificent seascape made of glazed
ceramic. To the north, stone steps and flower beds with
trees separate the pool from the tennis court. The pool
looks onto the lower court, bordered by the staff quarters
and by the glass houses used to store the lemon trees
in the winter.
The pool and house are very private
from the staff quarters.
The entire complex offers large and
very pleasant areas for outside entertaining and relaxation
whilst also affording secluded and intimate corners
in the spacious garden or in the small loggia on the
southern side.
LOCATION: The closest
airport is Florence, about 1 ¼ hours and Rome
airport is about 2 ¾ hours by car.
The villa is located in Patrignone,
a small village ten minutes' walk away which has a food
shop and a bar. Located in the region of the Valdarno
the property is brought within easy reach of the important
centres of the area by the nearby motorway/Autostrada
(about 10 km): Sansepolcro and Cortona , less than 30
minutes, Florence and Siena are under an hour. Shop
2 km, bus stop 1 km, railway station Arezzo 6 km. Riding
stables 0.5 km.
Please note: This property
does not have air conditioning. Air conditioning is
rarely necessary in Tuscany due to the lack of humidity
and the temperate climate. Almost all of our properties
at InTuscany are in remodeled medieval or renaissance
buildings. They generally have very thick walls and
high ceilings, most are built on the tops of our gently
rolling hills where they catch the breezes that spring
up at mid day and in the evenings.
Generally air conditioning
is only found by the sea side or in the city centers
where noise and/or humidity make it necessary. We do
not have air conditioning in our offices or in any of
our own homes.
