Villa Poggio del Gallo is set on a secluded ridge, overlooking vineyards and olive groves, with the historical hilltop town of Arezzo in the background. This privileged location combines the advantages of utmost privacy and tranquillity with the nearby amenities of a town. The house and gardens are meticulously maintained and the spacious, bright interiors are tastefully furnished and fitted with all modern conveniences. Lawns, patios and the pool area provide many opportunities for outdoor relaxation within the sheltered grounds.
 This property is a modern structure which incorporates many traditional Tuscan design features, such as whitewashed walls, tiled floors, wood-beamed ceilings and wood-burning fireplaces. Its furnishings remain in keeping with this authentic style and include large, darkwood dining tables, sideboards and glass-fronted dressers and cupboards. The bathrooms, all ensuite, and kitchens are, however, fully equipped with the most up-to-date facilities, ensuring maximum comfort.
As the house is built on a variety of levels, secluded lawns, verandas and paved terraces are located at different elevations, affording ample opportunity for sunbathing or al fresco dining. A separate little stone structure on the back lawn houses the barbeque and wood-burning pizza oven, perfect for just such occasions.
Well-kept lawns, colourfully planted flowerbeds and shady olive trees surround the house, while taller conifers give shelter and protection at the front, towards the approach road. The entire grounds are securely fenced in.
 ACCOMMODATION: The villa is divided into three floors internally connected. There are two large living/dining rooms, with Sat TV. Each floor can be heated independently.
From the front entrance porch, you access a hallway, where internal stairs lead down to the lower floor. This comprises: modern fitted kitchen; sitting/dining room; corridor with wardrobes; two double bedrooms, each with ensuite bathroom with shower.
Returning to the hallway, you proceed upstairs to the first floor. This comprises: a central open-plan bedroom with two single beds; leading of this are two separate double bedrooms, each with ensuite bathroom, one with shower and one with bathtub. French doors issue from this central bedroom on to a lovely, tiled sunterrace to the side of the house. As it is at an elevated level, it enjoys spectacular views of the fields and wooded hills around, as well as the townscape of Arezzo beyond. It is enclosed by an attractive low stone wall, planted with small shrubs. A kitchen with dining table also leads off this central bedroom.
The internal staircase continues to a big upper-floor sitting room, with a large  working fireplace and balcony views.From here you access a double bedroom, with ensuite bathroom with shower. A few steps also bring you up to a very spacious, tiled, top-floor kitchen, directly under the roof.
Following the stairs right down to the lowest ground-floor, you enter a very large, bright open-plan living/dining room, with a working fireplace and a 10-seater wooden table. From here, glass doors open on to the ground-floor patio and lawns, just beside the barbeque and pizza oven. Issuing off this dayroom are a small, fully equipped kitchen, a toilet with washbasin, and the laundry, with washing machine, iron/ironing board and clothes racks for drying.
THE GARDEN AND SURROUNDING ENVIRONMENT: From a quiet country road, with magnificent views over vines, olivegroves and wooded hills to either side, you turn through entrance gates on to the villa’s gravel driveway, which brings you to the gravel forecourt. Decorating the surrounding lawns are terracotta urns filled with bright flowers.
 A pathway leads you down to the rear of the property, where the pool terrace is closed off by another gate, as well as being fully fenced in. This suntrap setting boasts a superb scenic backdrop, embracing the unspoilt Tuscan countryside around Arezzo. Toilet, shower and changing-room facilities are provided by the little on-site poolhouse.
LOCATION: The property is situated just 2 kms above the village of Antria, where there is a local grocer’s store. From here it is a further 10-minute drive to Arezzo and the “IperCoop” hypermarket on its outskirts. The A1 Florence-Rome motorway can be accessed directly from Arezzo, as can the direct Florence-Rome rail connection.
Arezzo itself is a beautiful hilltop town of Etruscan origin and its San Francesco Basilica is home to the celebrated 15th century fresco-cycle “The Legend of the True Cross” by Piero della Francesca. This uncommercialized centre makes an ideal base for exploring Tuscany’s rich cultural and scenic heritage, with Florence, Siena, Cortona, Pienza, Montalcino and Montepulciano all easy day-trip destinations.  Both the forested Casentino hills and the Apennine range to the north of Arezzo afford marvellous walking opportunities.
