
If you require superior accommodation with an unmistakable touch of class, this fully refurbished, early 19th century, two-storey villa will not disappoint you. It is furnished with valuable antiques dating back to the 1700’s, complemented by elegant, Venetian-design mirrors, chandeliers and wardrobes. All the bedrooms have an ensuite bathroom with modern facilities. The secluded, hilltop location and panoramic views are simply stunning and have to be seen to be believed!
The property is centrally heated throughout. Its interiors are generously spacious and all their original structural features, dating from 1823, have been carefully preserved during the restoration process. These include the polished terracotta-tiled floors, the high vaulted ceilings, the colour-washed walls, and the numerous French doors. The highlight, however, is the traditional Tuscan pigeon-loft on the roof of the house, now charmingly converted into a romantic, low-ceilinged bedroom, complete with a balcony boasting spectacular, top-of-the-world views.
Elegant paintings and Persian rugs adorn the villa’s walls and floors and the soft furnishings are harmoniously co-ordinated in luxurious brocade. Many of the bedrooms feature typically Tuscan wrought-iron bedsteads, as well as electric fans for summertime use. In front and to one side of the property extends a gravel terrace, fully railed-in, perfect for al fresco dining and relaxation. Just below this, in a suntrap position, lies the grass pool-terrace, out beyond which stretches the idyllic scenic backdrop right over to the far horizon.
495 square metres in total. At ground-floor level, you enter a large, bright hallway, which leads through open-plan to the billiard-room, combined with the living-room. Issuing off here is a separate, comfortable TV room, equipped with Sat.TV, hi-fi and home-cinema unit. WI-FI internet connection available with extra price.
On the opposite side of the hallway is the spacious dining-room, where a long, wooden table seats at least 20. In addition, two lovely antique mirrored and glass-fronted dressers in cherrywood add great style. French doors open on to the gravel terrace, where another long table invites you to dine outdoors. From the dining-room you gain access to the kitchen, with its large chimney-breast over the cooking-range, terracotta-tiled splashbacks, old stone sink, round table, and French doors to the side-terrace. Appliances include: fridge-freezer, microwave, gas hob, electric oven, coffee-maker, toaster. Next to the kitchen is a downstairs double bedroom, with ensuite bathroom with shower.
Adjoining this is a service bathroom, comprising toilet and three washbasins. The laundry is adjacent, with washing-machine, iron and board, and storage room.
A separate, lockable, walk-in cupboard houses all the fuse-boxes. Returning to the entrance hall, you proceed up a stone staircase (with banister) to the second-floor landing. Leading off this large central hallway are the following: Double bedroom with built-in wardrobes. Ensuite bathroom with lovely tiled frieze and corner jacuzzi bathtub. From the upstairs landing, a narrow wooden spiral staircase, securely railed-in with a wrought-iron banister and a security-gate at the top, entices you further upwards to the converted pigeon-loft. This now accommodates a delightfully intimate double bedroom (beds can be separated into twins), with large ensuite bathroom with shower cubicle. From the bedroom’s French doors you step directly on to a sunny, walled-in balcony, which commands magnificent countryside views from a bird’s-eye perspective. A further section of the balcony is accessible from the little landing outside the bedroom.
You approach the villa along a minor, asphalted country road, which winds its way uphill among vineyards, olive-groves and Cypress trees. The house is perched on a secluded hillside, with nothing coming between it and sweeping open views of the surrounding hills, farmland and outlines of hilltop-towns, such as San Gimignano on the far horizon. Here maximum privacy, clean fresh air and quiet are guaranteed.
From the asphalted front driveway, you access an informal parking area, under tall, shady trees to the rear of the property, accommodating over 50 cars. Alongside this stands a covered loggia, sheltering washing-lines, as well as the outdoor BBQ and pizza-oven.
Bordering the house, colourful rosebeds flank the front gravel sunterrace, and brightly planted terracotta urns and lanterns for nighttime illumination dot the grounds. Mature trees, such as Cypresses, eucalypts and pines provide welcome shade, while the lawns around the pool are screened by rosemary and laurel bushes, as well as vines and olives.
The pool itself, accessed from the upper gravel terrace via a stone staircase, measures 18 x 5 metres and has an open-air shower to one side. Its sheltered lawn-surround is equipped with sunshades, loungers and wicker garden furniture and thoroughly spoils you with its breath-taking Tuscan backdrop. The property grounds are fully fenced-in and all the downstairs windows are fitted with security-grilles.

Villa La Veduta is near to San Gimignano as well as with easy reach of most important Tuscan places of interest. The nearest airport is Florence airport about 35 minutes. Pisa is just over an hour and Rome airports are about three hours away
Villa La Veduta is situated 8 km from Castelfiorentino where there is a train station.
From there it is only 40 minutes the centre of Firenze, Pisa e Siena. The railway service is good; there are trains every hour and at all hours.

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

Manola - Yes, sadly, we have returned from Italy. If only vacations would last forever! Thank you so much for arranging for our wine and tour with Andre and John Marco (?). They were wonderful! As for a review of the property, please feel free to publish all or any of the below comments: Upon arrival to the top of our very own Tuscan hill, we were greeted by the owners, Enzo and Christina, standing before a beautiful villa. We could not believe this was to be our home for the next week. The views from this property were better than any we saw in our travels. The bedrooms were all spacious; bathrooms all updated; the kitchen was fantastic. But nothing could compare to the covered terrace (steps from the kitchen and dining room) and pool area below where we spent all of our waking moments. The pictures on your website cannot do justice to the majesty of the views before us every day. It was like a dream. Enzo and Christina are lovely and so welcoming and treated us like members of their family. The location, just a few miles from the Certaldo train station, made travelling around the Tuscan region so easy, although the drive up the hill to our villa at night was more than a little scary for those of us not so familiar with manual transmission automobiles. The town itself provided us with all the basic amenities, like fuel for our cars and wine and groceries at the local COOP store. We would highly recommend this property to any large group travelling together and would highly recommend your services as well. Thank you again for all your assistance in the planning of this fantastic week!
