Villa Rosa

The villa is on two floors (250 sq.m. each). Everything about this property is classically Tuscan. If you dream of typical Tuscany as breathtaking panoramas, misty hills covered in precision lines of vineyards,imprecise olive groves, white roads and driveways shadily lined with pointy cypress trees, and grand villas with green shutters, then dream no more, Villa Rosa is your reality. With Castellina just four kilometres away, you couldn’t be more immersed in Chianti. Villa Rosa lies in the middle of an area famous world-wide for the production of the "Gallo Nero" wine, in the heart of Chianti Classico. 

The villa is partially furnished with antiquities, has wood-beam ceilings and tiled floors, giving the house a  typical country atmosphere. The bery spacious rooms are ideal to enjoy a comfortable and pleasant stay. Occupation of the property is limited to 12 persons.

The 140 m² terrace of a second-storied building, in the middle of a cypress grove, unique in its kind, in a 20.000 m² park, offers a spectacular view over the Chianti. Several benches, barbecue, gazebos and a 16 x 8 metres swimming-pool offer a particular, private atmosphere and they simply invite to do nothing.

Needless to say the owners are wine producers, and they’ll happily provide wine tastings and meals upon request. They live in a separate house behind the villa.

The villa is all space and solidity, high wooden beamed ceilings, pictures and tapestries, and not just 'a room with a view', but every room has a view! Outside also conforms to classic type: a beckoning pool set amongst olives trees, with a furnished shady gazebo for your relaxation; frontingthe villa a large raised furnished terrace with typical columned stone balustrade – a long lazy lunch or genteel pre-dinner drinks here complete our picture of this Tuscan idyllic place.

GARDEN & SWIMMING POOL

The panoramic swimming pool is shared with the owners (of which maximum four people), and measures 16 x 8 meters and 3 x 1 meters in depth. It is fully equipped with sun lounges, sun umbrellas and a comfortable gazebo. The swimming pool open between 15th May and 30th September (weather permitting).

From its amazing setting Villa Rosa enjoys the views of the typical Chianti countryside where vineyards and olive groves spread out to infinity.

Security deposit

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
