Villetta Cerbaia

Surrounded by rolling hills, vines and olive groves and with the delights of Florence and the Chianti countryside on your doorstep, Villetta Cerbaia offers a charming Tuscan base for couples and families alike.

Originally an 18th century barn, it has been lovingly restored by its owners and provides comfortable accommodation whilst retaining many of its original features such as terracotta floors, exposed beams and vaulted ceilings. The open-plan living-dining room, with its wonderful stone fireplace (ornamental only), leads out to a private terrace, perfect for alfresco dining. A path leads through the rambling gardens to the beautiful swimming pool where you can relax, swim and enjoy a glass or two of the local Chianti wine.

ACCOMODATION

Two-storey villa. Ground floor: open-plan living-dining room with a double sofa-bed and fireplace (not in use). Galley style kitchen with hob, oven, fridge (with ice-box) and washing machine. Separate WC. Shaded terrace equipped for alfresco dining. Additional outdoor area to the rear of the house with BBQ, table and chairs.

First floor accessed by spiral staircase: double bedroom (with traditional brick screened window) with separate entrance leading to external stairs. A double/twin bedroom. Shower room with WC. 

Satellite TV, DVD player and WI-FI internet connection available.

GARDEN & SWIMMING POOL

The hospitable Anglo-Italian owners, who may occasionally use the swimming pool, live on the grounds in a separate farmhouse 50 meters away with their cats, horses and big friendly dog. If needed, they will help you make the most of this stunning area  Florence, Pisa and other Tuscan treasures are all within easy reach, though you may not want to venture further afield than many of the pretty hamlets in the local area.

Swimming pool: 10 x 5 meters (depth 1.2 – 2.4 meters). Open mid May to end September (subject to weather).

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking directly to 'InTuscany'. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your reservation with contact information for the owners and the phone number of the villa.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be paid directly to InTuscany by wire transfer or credit card. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants. 

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
