Villa I Girasoli

Extending over the ground and top floors of part of a large villa, this superior accommodation provides more than just a touch of distinctive style and class! It comprises all modern comforts, while retaining many original Tuscan design features and elegant traditional furnishings. As the owners live at the rear of the property, they can help out whenever required, but privacy is guaranteed by separate entrances and sole use of the grounds and pool. The breathtaking garden and pool area are truly out-of-this-world!

The comfort and quality levels of this accommodation are exceptional, with great attention paid to detail in the decor and the facilities of the interiors, as well as the attractiveness of the surrounding exteriors. Modern fittings and appliances have been harmoniously blended with the original structural elements, now fully restored, which include terracotta-tiled, beamed ceilings; tiled floors; white- or colour-washed walls and working, wood-burning fireplaces. The choice of traditional Tuscan dark-wood furniture, glass-fronted dressers and wrought-iron, canopied bedframes remains in keeping with this architectural context.

In addition, the bedrooms all have electric ceiling fans for summer season use. For garden and nature lovers, the setting of this property is really extra-special too, enclosed as it is by lush, meticulously tended lawns.These are dotted with a whole variety of mature, shade-giving, native trees and bordered by colourful flowering plants, which also decorate the spectacular pool-terrace below. From here the extensive, unimpeded views over the fertile Val di Chiana (Chiana Valley) farmland are simply unique.

ACCOMODATION

The windows all have mosquito-blinds and external security-grills. There is central-heating throughout.

The Main House: A few external stairs under a porch take you up to the elegantly furnished entrance hallway, situated to one side of the house, facing the garden and away from the road. Leading off this is the kitchen, comprising a 6-seater table and all modern conveniences, including tiled worksurfaces; microwave; fridge-freezer; gas hob; gas hob, oven, dishwasher, microwave, toaster, americain coffe-machine. It also features a lovely semi-circular upper window, partially framed by a dark wooden beam.

From the hallway a tiled staircase proceeds to the top floor, where the following rooms issue off the central landing: A large double bedroom with “four-poster” bed with white net cutains. A spacious bathroom with shower cubicle and all modern fittings. A second bathroom with a “sit-up” bathtub plus shower and all modern fittings. A twin-bedded room, with wrought-iron bedsteads. Another large, bright double bedroom, stylishly decorated and with a big, white, fine cotton canopy above the bed.

Returning downstairs, you find another small ground-floor bathroom with shower, just off the hallway. Continuing past this, you enter the living-room, where brocaded armchairs and sofa are grouped round a coffee table, Sat.TV and corner fireplace.

From here a lovely internal brick archway with wood-framed glass doors opens into the very spacious garden room, where two large French doors, surmounted outside by climbing wisteria, access the lawns. The room comprises a 10-seater dining table, a ping-pong table and upholstered cane furniture.

The Garden Annexe: Located to one side in the back garden, just a few steps away from the main house, under the shade of a beautiful, sweet-scented lime tree, is the Annexe building, on ground-floor level only. You enter directly into the sitting area, comprising sofa and Sat.TV. Open-plan from here you access the lovely kitchen, a successful blend of modern and traditional styles, with a 4-seater table and all modern appliances. Issuing from the sitting-room is a bathroom, with shower and all modern fittings; a large double bedroom, whose double bed has white net canopy-curtains suspended from its wrought-iron frame; and a smaller, twin-bedded room.

The Annexe also features typically Tuscan whitewashed walls, tiled floors and sloping, beamed-and-tiled ceilings.

GARDEN & SWIMMING POOL

From the quiet country road alongside which the house stands, you enter the side garden through a private gate, exclusively for the use of guests. Lemon trees in large ceramic pots line the pathway, thus giving the villa its name! This path entices you into the wonderful back garden, where a spacious, manicured lawn is shaded by the leafy canopies of magnificent trees. Among these are two walnut trees, a fig tree, a lime tree and a pomegranite, with its spectacular bright red blooms. Purple buddleia, floribunda roses and flowering rosemary bushes adorn the borders, while geraniums in terracotta pots add splashes of colour to the lawn itself. In one secluded garden corner hangs a hamac, in another are arranged a little table and some chairs.

Proceeding down to the far end, where vines and olive trees grow right up to the edge of the garden, you will find the pizza-oven and barbeque, sheltered under a loggia-style roof. Next to this, on a raised, tiled terrace, is a lovely, wrought-iron-framed gazebo, whose 10/12-seater table is surmounted by a cream canopy. This is without doubt the perfect spot for al fresco dining, whilst enjoying idyllic, uninterrupted views over the grain, maize and sunflower fields, the sheep pastures and the meadows of the Chiana Valley, which stretch far into the distance. On the opposite horizon, the medieval hilltop town of Montepulciano is also visible.

At this point, wooden steps now beckon you down to the lower grass pool-terrace, where lawns are encircled by flowerbeds brimming with roses, rosemary, olive and Cypress trees. The tiled pool (14 x 6 meters, 1.5 deep)-surround is equipped with sunloungers and sunshades and a little outbuilding houses changing-room, shower and toilet facilities, as well as a fitness-room. A separate, small jacuzzi pool is located next to the main pool. If it is not put into operation, its shallow water can be used as a paddling pool for children.  Garden lights serve to illuminate the grounds and poolside area at night, if required.

PLEASE NOTE: The property owner has a fully operational collection of vintage 1950’s open-topped sportscars, such as a British MG and Triumph and can be hired by guests on request (extra charge!)

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your payment with contact and arrival information.

BALANCE: The balance is due upon your arrival in cash at the villa.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
