Villa Magnifica

Villa Magnifica is an old country residence, skilfully restored and transformed into an exclusive private retreat. A 4 acres park, with Italian style garden and olive trees, surround the property.

Large external pool with roman staircase and the bonus of the heated internal pool with hydromassage and it also allows to swim against the tide. The Finnish Sauna is also available at the property.

All original features have been maintained, terracotta floors, stone windows and doorways, wooden beams and brick ceiling have been restored using the original materials of the villa. Period furnishing and rich fabrics, attention to details and antiques enhance the elegant and exclusive atmosphere. 

ACCOMODATION

The ground floor of the property is dedicated to the living areas which are large and imposing including an outside cover veranda with large windows to allow you to eat outside and enjoy the view even in the wintertime. The kitchen is professional with many fridge and refrigerators, oven, stove and dishwasher.

Upstairs there are 9 bedrooms with ensuite bathroom. All of them are different in size and decoration. The period furnishing perfectly matches with the original materials and the rich fabrics create a uniquely romantic and elegant atmosphere.

Villa Magnifica offer all the best comfort: all rooms are equipped with air-conditioning, satellite T.V., safe, mini-bar, internet connection. Some of the bedrooms have fireplace and jacuzzi bath/shower.

The upper floor is also reachable by a lift to make it easily accessible even with wheel chairs.

Indoor heated pool, with built-in whirpool and sauna available upon request with an extra price. Additional bathroom and separate shower is available by the internal pool. 

GARDEN & SWIMMING POOL

The garden is perfectly manicured with an incredible velvet lawn leading to the outdoor pool with breathtaking views on the surrounding countryside all over the Chiana Valley extending to the Trasimeno lake on clear days.

The pool (12 x 6 meters) can be accessed by some steps or via a slip road to make it comfortably reachable to wheel chairs.

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) 30% of the total  - if the cancellation is received more than 60 days prior to arrival, or
b) 60% of the total  - if the cancellation is received between 59 days and 30 days prior to arrival, or
c) 80% of the total  - if the cancellation is received between 29 days and 15 days prior to arrival, or
d) total rent - if the cancellation is received less than 14 days prior to arrival or in case of NO SHOW.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
