
From the moment you pass the gate, with its sentinel cypresses, the impression is one of such perfect loveliness that at last, by force of contrast, the mind goes back to strong Caprarola or tragic Este, only to turn once more to bathe in the perfection of the Tuscan villa ("C. Villa Settignano is set in the hills of Tuscany, close to Florence, yet immersed in the tranquility of the countryside. This elegant and stately home commands an exceptional position overlooking the city of Florence and the Arno valley.
This outstanding and exceptionally unique villa ensures comfort, tranquility and elegance. On the property of Villa Settignano guests can stroll through the celebrated Renaissance Gardens which are protected by the Belle Arti (National trust). Visitors can contemplate the beauty of its historic design and unique setting with in the Tuscan landscape. Rich in history, Villa Settignano discloses its charms little by little to those who allow themselves the time to look, think and explore.
Within the same estate, 3 annexes sleeping from 6 to 8 guests each, rented together or separately, for a maximum of 40 persons. These dépendances on the property have been transformed into fully-furnished guest houses and apartments.

The villa is built on a stonework basement, there is terrace which is of considerable architectural importance for its arrangement of space and adherence to renaissance principles. It opens on one side towards the parterre with a magnificent loggia with architraves and Tuscan columns (the same kind as those which define the innercourtyard).
Inside the villa are service rooms for the house and farm, which may be reached both from the house and from the olive grove opposite. In this manner functional continuity of the space is created including the residence, the gardens and the farming fields, much in keeping with a typical, traditional Italian and Tuscan conception.
On the ground floor there is a grand living room opening onto the grass terrace with superb panorama of Florence and the Arno valley, other rooms lead to the inn ercourtyard.
There are two elegantly-appointed salons, one interior colonnaded courtyard, various administrative or meeting spaces, one small kitchen, 4 double/twin bedrooms with 2 bathrooms with shower/tub and a billiard room.
The very livable arrangement of space presented in grand style will make you feel as though you have been cast back to a more gracious time in history.
From the upstairs of the villa one can stroll out on two terraces built on top of graceful arcades resting on pillars: the outer, southern pillar has a spiral staircase which connects the upstairs to the garden. This genial solution combines both beauty and functionality.
On this floor you will also find 5 double/twin bedrooms, 3 bathrooms with shower or tub, large living-room leading to a furnished terrace overlooking the garden, dining-room,large kitchen with dishwasher, fridge and microwave, laundry with ironing equipment and washing machine and an elevator.
Please note that due to the architecture, high ceilings and thick walls of the villa air conditioning is so rarely necessary it has not been installed on the ground floor but the first floor is air conditioned.
Aside of the splendid architecture, elegant furnishings and amazing views, the villa is also furnished with direct dial telephone with internet connection, TV, a hairdryer and central heating.
The property has 2 pools (12 x 6 meters – 1.30 meters deep and 9 x 6 meters – 1.30 meters deep) available for your exclusive use.
The gardens are of a renaissance design and have been much celebrated in literature over the centuries. They are protected by the Belle Arti (Italian National Trust), suggestive, romantic and tranquil. Staying in the midst of a garden of this nature is a once in a life time experience for most people.
These gardens are sometimes open to the public and the villa guests have the right to decide when upon arrival in a way that does not intrude on their privacy.

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It must be paid by wire transfer or credit card. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer or credit card. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.

Villa Settignano: "You must see this place!!!" If you love beauty, Italy and gardens, then this is the place for you. Villa Gamberaia is one of the most fabulous places/gardens in the world - and I have seen many. Take a break from the city and see what the fortunate saw. You will be astounded by its gorgeousness and serenity, as few people make it to this place. The big house - the Villa - is a wonderful Tuscan manor and although it isn’t open for tours, the gardens are so beautiful that you won't care. I spent at least two hours strolling around, enjoying this masterpiece and returned the next day for a second look. It was that great. There were wonderful walls of Italian cypresses, giant terracotta pots with humongous lemon trees and the most picturesque views of the Tuscan hillsides, filled with olive groves. And you feel as though you own the place because hardly anyone else is there. I have been many times since and my recommendation is to visit in the morning or even better in the evening so that you can enjoy the spectacular view of Florence as the sun is setting. After they close up, go to the nearby village, Settignano, and enjoy a terrific meal at either of the two fantastic restaurants. Believe me, you will remember this experience as one of your favorite in Italy. They even have places to stay, but that is another review. Go! You must see Villa Settignano!
