Villa San Pietro

Villa San Pietro is a beautifully appointed 4 bedroom villa with private pool accommodating up to 8 + 1 guests. It is set in rolling acres of cultivated land, along a country road 7 km from the historic centre of Montaione and 20 minutes drive from the medieval town of San Miniato. 

The area offers many activities, from truffle tasting to a visit of the Spa town of Casciana Terme where it is possible to swim in natural thermal water all year round. A horseback riding centre organizes daily excursions or you can pamper yourself at the Fornace wellness centre with body treatments, all within 30 minutes drive. 

The villa itself offers an irrrestistible combination of contemporary comfort and traditional character. Your neighbours and owners, Antonietta and Piero are hospitable and unintrusive. They speak English and are available in case of need. Previous guest feedbacks were fantastic with many of them becoming repeat guests. 

ACCOMODATION

On the arched ground floor there is a spacious dining area and living room equipped with comfortable sofas and chairs which provide the perfect setting even on colder days, when the open fireplace creates a warm atmosphere. On this floor there is also a service toilet.

This immaculately restored stone house preserves a pleasant temperature even in the hottest days making air condition unnecessary. The superbly equipped kitchen with cook top, oven and microwave, a full fridge freezer, dishwasher and a beautiful marble table and chairs is much appreciated by the keenest cook.

A stairway from the living room and kitchen leads to the first floor where you can find the 4 spacious bedrooms, two doubles and two twins, each with ensuite bathroom with shower.

Air conditioning available only in the bedrooms on the first floor. 

GARDEN & SWIMMING POOL

French doors in the main dining area open onto the superb covered loggia equipped with a large wooden table and chairs for al fresco meals contemplating the stunning sunsets over the valley. 

The scenic private swimming pool with roman staircase (12 x 6 meters, open May to October) has a gazebo equipped with table and chairs and offers a shady retreat.

Location: 

10 minutes drive to Montaione, nearest town with an historical centre, supermarket and restaurants. The nearest restaurants and a pizzeria are within only 3 minutes drive from the villa. The quiet, medieval, hilltop town of Montaione is a delight to stroll through and presents the visitor with a variety of shops selling traditional handicraft goods and local produce.

Many other Tuscan centres of great historical, cultural and artistic interest are close at hand, such as San Gimignano, Volterra and Siena, not to mention the many attractions of the Mediterranean coast. The area is not only rich in history, but also in outstanding natural beauty, characterised by the gently rolling, wooded hills, the farmland, olive groves and vineyards so typical of Tuscany.

In the vicinity there are two riding stables; an 18-hole golf course; and a whole host of opportunities for hiking and mountain-biking amid spectacular scenery. Approximate driving distance to airports: Pisa 1hr, Florence 1hr 15mns.

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to InTuscany via credit card or wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
