
This elegant villa, with cream-washed external walls, dates back to the late 16th century, when it served as the summer residence and hunting lodge of the noble Tolomei family. Its many rooms are therefore not grandiose and showy, but were designed on a more intimate, personalized scale.
Although it is a fully independent house, set in its own private grounds, with separate entrance gate and pool, it does not stand in isolation. This villa forms part of the larger, historic, farm estate ‘La Campana’, now completely restored, whose reception and holiday-apartments occupy the adjoining land. Guests at the villa are free to use all the communal facilities in these neighbouring grounds, whereas strictly no access is granted apartment guests to the villa’s gardens.
Should additional accommodation be required, the villa can also be rented in conjunction with its two-storey annexe (sleeping 6 extra people), situated directly opposite, just across the gravel courtyard. In this case, the courtyard entrance to the annexe via an external staircase would be made accessible, which at all other times remains closed.
Downstairs: this comprises two living-rooms, one with large fireplace, terracotta-tiled floors and wood-beamed/white-washed ceiling; three dining-rooms, one of whose French doors open out on to the garden at the rear; a small room with Sat.TV and DVD; a toilet with washbasin; a small kitchen and a larger, fully fitted professional kitchen, equipped with all modern appliances, which leads out into a little entrance hall. The services of a chef are available on request (extra charge). A laundry is housed at the foot of the lower staircase, in the villa’s basement area. All windows are fitted with mosquito blinds.
Upstairs: On this upper floor, reached by travertine-marble stairs, all windows are fitted with mosquito blinds. There are six bedrooms, each with ensuite bathroom with hairdrier, as follows:

Issuing from here are: Double bedroom (bed cannot be divided) plus ensuite bathroom with bathtub and hand-held shower. Small single bedroom with wardrobe and three steps leading up to an ensuite bathroom with shower. The spacious, bright, central landing on this top floor provides many more storage cupboards. From this landing, a second staircase, with handrail, proceeds back down to the ground-floor entrance hall.
All the upstairs bathrooms are stylishly clad with original, patterned tilework, dating from the 1930’s. All the rooms are provided with fans.
Wrought-iron gates open directly from the main country road on to the private drive that takes you up to the villa’s gravel forecourt, where there is ample informal parking space. Fencing and a second wrought-iron gate form a perimeter boundary to one side of the property, where villa guests can access the rest of the estate and share all its amenities, but where no entry to others is permitted.
Tall mature holm-oak tree border the attractive stone paths that weave across the lawns behind the villa and lead you to its lovely, secluded, private pool with shower (12 x 6 meters, 1.10 - 1.90 meters deep). Set well away from the house, this guarantees utmost privacy and tranquillity. Tennis court and children playground available in the nearest farm estate ‘La Campana’.

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 28 days (4 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer or credit card (with 3% surcharge). If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 4 weeks before letting, or
b) Total rent - if cancellation is received less than 4 weeks before letting.
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
