San Donato

San Donato is an exquisite gem set in rolling Chianti vineyards with views that stretch 360 degrees past a nearby 13th century hill town to Siena and into infinity.

Part of the original estate of Villa Arceno, San Donato has a history that goes back many 100's of years, originally owned by the important and influential Piccolomini family (who have sent more than one Pope to Rome!) It has been lovingly restored in recent years by its owners who are designers and live in USA.

Thus the interiors are filled with an artful blend of modern and ancient with carefully chosen antiques and discreetly placed modern conveniences. Every detail has been carefully considered and positioned to create an atmosphere of refined elegance, luxury and comfort with a New York lean on cutting edge good taste.

ACCOMODATION

One approaches the house from behind and comes around the corner to find a patio that looks on to an unobstructed view and a garden, lovingly planted with lavender, rosemary, olive trees and other local flora. There is also a nice stretch of rolling green lawn. The garden is beautifully manicured and up kept by the estate gardener. 

Entering the house through the patio doors one steps into a living room with a fireplace and elegant beige sofas, there are antique prints hanging on the walls and an over whelming sense of soothing refinement. There is an antique cabinet with a C.D. player and Satellite television w/English & US channels including CNN & CNBC. 

This room leads to the open plan Kitchen and dining area. The kitchen is fully equipped for even the most discerning cooks and fitted out with exquisite majolica tiles and a dishwasher. On this level, discreetly tucked beneath the stairs, there is also a half bathroom with the washing machine. 

Upstairs one finds 2 bedrooms and a luxurious bath with large soaking tub. San Donato has been converted from an old hay barn and so the upstairs windows retain memories of this in the very unusual and beautiful terracotta fret work that sits behind the glass, creating both shade and privacy whilst allowing those inside to gaze out at will. 

Every window has an incredible view and especially the master bedroom. The beds are antique Senese wrought iron with the highest quality linens that have been chosen with extreme care, the bathroom is all handmade glazed white tile with heated towel rails and a hair dryer. 

The master bedroom has a Queen size bed and the second bedroom has two twin beds. The house has thick stonewalls & is well ventilated on a breezy hilltop and thus stays comfortably cool in summer. For autumn and winter there is central heating throughout. 

GARDEN & SWIMMING POOL

Approaching the villa you will feel immersed in the green of the countryside surrounding. The garden is a perfectly manicured lawn offering unobstructed views from the patio fully equipped to eat and relax outside. The location also allows undisturbed walks through the vineyards. 

Although the neighbours share the pool (14 x 6 meters) with San Donato, the pool is in a separate garden and does not at all intrude on the peace and tranquillity of the private garden attached to San Donato or the view, which stretches away over rolling Chianti hills.

The neighbours themselves are placed also behind and away, across a small private road and their gardens look in a completely different direction. The feeling is one of seclusion and serenity.

Location: 

San Donato is perfectly located one hour to Florence and only 20 minutes to Siena. It is conveniently located to also reach San Gimignano, Volterra, Cortona, Arezzo etc. Fifteen minutes away in Rapolano are the spas with hot spring heated pools and fango (mud) treatments. It is five minutes drive from shops and restaurants in the village of Castelnuovo Berardenga.

The house is approached by driving through the Estate of Villa Arceno and past the main villa along drives lined with cypress and presided over by an ancient obelisk.

With in the area one can find horse riding, ballooning, and mountain bike hire, wine & olive oil estates open to visit and cooking classes.

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking directly to 'InTuscany'. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your reservation with contact information for the owners and the phone number of the villa.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.

Dear Mr. Derrick, We appreciated your personal note with the return of our security deposit check. We absolutely loved San Donato! We shared it with good friends who were celebrating their 25th wedding anniversary (the trip to Italy was their idea) and we all had an incredible time. Your place truly can be described as 'paradise'. We appreciated the write up on places to go and things to do and see. We had fantastic meals at Da Antonio and La Porta del Chianti (sp?) in San Gusme. We also prepared a number of great meals at the house - rabbit cacciatore and chicken with olives and capers. If there was one thing that it would have been nice to have that wasn't there it would be a grill to do steaks or chops (to try out your suggested use of truffle oil) but we didn't suffer without it. The pool was delightful in the hot weather - how is it the water stays so cool? The views from the house and pool are phenomenal! It was more than we imagined it would be (you should consider adding a photo or two of the vistas in the website). We will recommend San Donato at Villa Arceno every chance we get. We LOVED San Donato! It was everything we had dreamed of and more! We will definitely be staying there again and will recommend to everyone we know! What a gorgeous house, all amenities, supplies, table linens, cookware, every cooking utensil you would ever need, music, books, it was fabulous!!! Firstly a big thank you for making the whole process of booking and staying at San Donato Villa so easy. Your relaxed and efficient manner was really apparent and much appreciated.

As for the villa itself - it was utterly delightful. We thoroughly enjoyed our stay there. The property is beautiful in terms of its decor, surroundings and grounds, I think we were most impressed with the little touches such as the book collection, the villas own olive oil to cook with, Cherie the housekeeper, the immaculately maintained pool and gardens, I could go on and on as everything was done to perfection......
