It is the most photographed house in the area, a symbol of the Tuscany countryside, featured on many postcards and calendars simply because it has maintained the charm of the old farmhouse and the surrounding fields, without any new buildings as far as the eye can see.

I Cipressini is located only 500 mt from Pienza, in the open Tuscan countryside. You don't find artificial lawns here or ornamental trees, but just naturally shaded areas and well kept country fields. Rooms have been renovated respecting the original layout of the villa and also maintain the original old cotto floor.

ACCOMODATION

The property is centrally heated throughout and its ground floor, once used to accommodate the farm animals, now houses only the laundry room and the cellars. As in the past centuries, the accommodation is located solely on the upper floor, accessed by an external flight of stone stairs with a porch at the top.

From here, you enter directly the living room with an open fireplace and a sofa to relax and watch the Tv which has the satellite and DVD player or enjoy reading a book. On the left you access to a large dining room with 6/8 seats wooden table. In another room is a kitchenette, fully equipped with cook top; fridge with freezer; dishwasher; pots and pans and crockery and cutlery.

A corridor which leads to the 3 bedrooms and 3 bathrooms. The bedrooms are two doubles which can be separated upon request and one only twin. The bathrooms are two with shower and one with shower and bathtub. 

All the windows are provided with screens and fans are available upon request.

GARDEN & SWIMMING POOL

The villa is surrounded by fields and a large farmyard where children can play undisturbed and safely. The pool is above ground (4 x 8 meters and 1.20 meters deep) but delightful none the less and big enough to cool off in.

A natural shaded area equipped to eat outside, offers an impressive setting for al fresco dinners, or simply to relax in front of the breathtaking landscape views over the countryside surrounding pointed with hilltop villages.

The villa is also equipped with wood burning oven and BBQ.

The villa is approached from Pienza, 500 metres away on an asphalted road, about 5 minutes’ walk away. Pienza offers all the amenities included restaurants, bars, wine bars, supermarket and all kind of shops. Not to mention the Valdichiana outlet village where more 100 shops of the main modern brands welcome you just 25 minutes from the property.

Just for its location it is an ideal starting point for day trips to important art cities like Siena, Florence, Assisi, Perugia, Roma, Monticchiello or Montalcino, homeland of the famous 'Brunello' wine. Just 9 Km away you can find the old SPA Baths of Bagno Vignoni, and 25 km Valdichiana Golf Club. It is therefore the ideal location for people who loves relaxation, peace and gastronomy.

In the vicinity are a number of excellent hiking paths, as this is ideal walking country, set within a nature reserve, whose wildlife is protected. Conditions: 

DEPOSIT: A deposit of 20% of the total letting price is payable at the time of booking directly to 'InTuscany'. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent via e-mail a voucher confirming your reservation with contact information for the owners and the phone number of the villa.

BALANCE: The balance is due upon your arrival in cash at the villa.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.

Our group of 5 adults spent an enjoyable week in early May at I Cipressini, a lovely 3-bedroom Tuscan farmhouse located in the middle of fluorescent fields of yellow rapeseed and waves of lush green hay. And sprinkled in along the driveway for just another special dash: brilliantly red poppies. The house has been recently upgraded with a totally new Ikea kitchen fully stocked with all kinds of dishes, glasses, utensils, and cookware. The house has a dining room, living room with fireplace, a small, enclosed porch perfect for sunny breakfasts, a basement room with washing machine, and a separate family room facing wonderful Tuscan sunsets. The house includes cable TV and Wi-Fi. The owners are delightful and were very solicitous and attentive to our needs on our arrival--and the caretakers live in the next house across the field. Lovely Pienza is a 15-minute walk away via a quiet wooded path that suddenly opens up to incredible views over the Val d' Orcia as you approach the town. I Cipressini is famous in its own right as one of the most photographed places in Tuscany. In our week there in early May, literally scores of cars daily would stop on the road way out at the end the driveway and photograph the setting. And you'll find photos of the place in every postcard and calendar shop in Tuscany! We easily traveled from this home on short trips to Siena, Cortona, Montepulciano, Bagno Vignoni--and many other hilltowns in the Val d'Orcia. I Cipressini was a most special place to stay in southern Tuscany.
