The villa is located in a natural reserve and offers walking paths and mountain bike trails, horse riding , historical churches and villas, refreshing dips in the rivers and small lakes.

In the area you can have the chance to see wild boars, deer, hawks, hares, pheasants and a fox that regularly comes to feed on the owners’ veranda. The villa is just a short distance from horse riding stables, spas and a golf course.

The villa also has a restaurant, exclusively for guests, that serves breakfast and local Tuscan cuisine. Villa Volterra is available to help you organize your stay in Italy. 

ACCOMODATION

The villa has 5 Bathrooms with washbasin, bidet, w.c., shower (134x75), welcome bath set, bath linen, hairdryer (weekly change).

Kitchen: the villa has three big kitchen with dishwasher, freezing, microwave oven, toaster, moka, electric kettle, pots and pans and kitchenware

There are 3 living rooms, one of them with a crystal table, large and comfortable, with sat TV and fireplaces.

In the complex there is also a small dependence where the owners live. This apartment is out of the way and in no way intrude on the privacy of the guests in the villa or at the pool. They are available for any problem you might have or for any question/suggestion you need. 

GARDEN & SWIMMING POOL

The grounds of this villa include a 6 x 12 metars swimming pool with a depth of 2.20 meters, cleaned every day, open from May to October and a long wooden table on the veranda for family meals in the open air.

The swimming pool of the Tuscan Villa, exclusively reserved for guests, offers a panoramic view of the Tuscan countryside and is beautifully furnished with comfortable chaises, tables, chairs and umbrellas. The farm house's pool is an ideal location to relax, swim, sunbathe or enjoy a wide choice of massages or beauty treatments while you admire the magnificent landscape.  

In the villa there is the laundry, as well as an old stone wood-fired oven and barbecue that guests can use.

The villa has a welcoming osteria (tavern), painted in warm orange which is at the exclusive disposal of the guests staying at the villa if they want to have any of their meals there.

Security deposit

 High season booking strictly saturday to saturday. Other arrival days considered on request in medium and low season.
Conditions: 

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.

BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.

CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:

a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.

INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.

IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.
