Surrounded
by ancient oak trees the house has a mysterious air,
this is further compounded inside with the impression
of staircases and hallways that seem to lead in all
directions. Villa Cozzano is obviously a noble and stately
villa and parts of it remain closed to the public.
The
floors are all original terra-cotta and the rooms are
stuffed with antiques and hung with old master paintings,
they are spacious and lofty with high ceilings and tall
elegant windows.
ACCOMMODATION: On the ground floor are the kitchen, living room and
formal dining room. The kitchen is open to the rose
garden. It has been tiled with beautiful blue and white
tiles and has the original fireplace that would have
been used for food preparation before the days of modern
stoves.
The sitting
room and dining room are communicable with double doors
between them and French doors out to the rose garden.
The dining room has a long table and a massive Pietra
Serena fireplace. The living room has several groups
of comfortable armchairs and sofas, a table suitable
for card playing or letter writing and a grandfather
clock.
Upstairs the
bedrooms are conveniently positioned to create privacy
for various family groups. In the East wing one finds
a bathroom, a room with two twin beds and a room with
a single bed and pull out bed. A
passageway that can be closed from the rest of the house
with a door connects these three rooms.
Along main hall are two twin bedrooms
that are also communicating. One has a large on suite
bathroom.
At the end
of the hall way is a double bedroom with a four-poster
bed hung with white curtains, a very pretty old fashioned
dressing table and another en suite bathroom.
The hallways
are wide and filled with light. They are furnished with
rows of antique chairs, old master paintings and antiques.
Although the bathrooms are not new, when they were last
redone it was with very high quality tiles and sanitary
wear. They are spacious, well designed and in good condition.
HISTORY: Villa Cozzano was built in the 15th century as a
country retreat for the Casucci family. It has since
been modified twice, once in the 19th century and again
in the early 80's when it was fitted with electric wiring
and modern bathrooms. It
has been in the family of the owner, Francesca Casucci
since it was built.
The Signora
is an elegant person filled with energy. She moved permanently
to Florence 10 years ago but still maintains an apartment
on the third floor of the villa for her own use when
there are not other tenants.
There is also
an elderly couple that are retainers of the family and
reside in the old servants quarters, which have their
own independent entrance. They can some times be seen
attending to the garden and keeping an eye on things.
The house has obviously been lovingly cared for over
the years.
Please note that this villa has not
been out fitted with foreigners in mind, it is 100%
Italian and so guests will find some things unusual,
for example the television is in the kitchen and would
be watched whilst sitting around the table on the hard
kitchen chairs. There is the dish washer. The hot water
is in a large tank which is mostly adequate.
LOCATION: Villa Cozzano is located in the Val Di Chiana, 15 minutes
south of Arezzo and near to Castiglion Fiorentino. The
villa is very private, shielded from prying eyes by
magnificent hedges that line the drive way, surround
the entire estate and divide the various gardens within
it.
The surrounding
countryside consists of gently rolling hills, olive
groves, vineyards and woods. It is littered with award
winning restaurants and small medieval villages that
often house important frescoes or sculptures. Especially
during the summer months there are a wealth of festivals,
fairs and markets.
Villa Cozzano
is well located for easy morning or day trips to most
of the important towns and villages in southern Tuscany
such as Montepulciano, Cortona, San Gimignano etc as
well as excursions in to Umbria. It is approximately
one hour from both Florence and Siena.
The closest
airport is Florence (one hour) and Rome airport is about
2 ½ hours by car.
Please
note The villa is surrounded by very tall and ancient
pine trees that keep it cool during even the hottest
summer months but can also make the downstairs sitting
room some what dark. The television is located in the
kitchen, Italian style and electricity is not included
in the price, it will be charge according to consumption
and deducted form your security deposit upon departure.
Please note: This property
does not have air conditioning. Air conditioning is
rarely necessary in Tuscany due to the lack of humidity
and the temperate climate. Almost all of our properties
at InTuscany are in remodeled medieval or renaissance
buildings. They generally have very thick walls and
high ceilings, most are built on the tops of our gently
rolling hills where they catch the breezes that spring
up at mid day and in the evenings.
Generally air conditioning
is only found by the sea side or in the city centers
where noise and/or humidity make it necessary. We do
not have air conditioning in our offices or in any of
our own homes.
