A veritable suntrap, yet affording the shade of beautiful, mature trees throughout the extensive grounds, the elevated position of this former Patrician villa commands superb panoramic views of the rolling Umbrian countryside. The dayrooms combine traditional rustic charm with every modern comfort, while the large first-floor walled terrace in terracotta tiles adds a special touch of the exceptional.
 Perhaps the most striking feature of this villa is the generous spaciousness of both the interior and the surrounding grounds, which lend themselves perfectly not only to a restful holiday with family and friends, but also to wedding, birthday and anniversary celebrations, for which catering can also be provided.
In addition to the magnificent first-floor terrace, ideal for dining al fresco on a grand scale, a large, cool, vaulted reception room on ground-floor level is available on request, for just such occasions. Moreover, tucked out of sight on a secluded lower level from the villa, a walled garden, shaded by fig trees, leads to the open-air pool and contains a poolhouse with summer kitchen and pizza oven, especially designed for outdoor barbeques and parties. An extra Guest House on site, with gates, parking area and secluded grounds of its own, and boasting breathtaking views from its garden, under the shade of walnut trees, can be rented in addition to the Villa Fiore.
ACCOMMODATION: The entrance to Villa Fiore takes you up a  covered, stone staircase to the large, walled, first-floor terrace, surrounded on all sides by mature, shady trees, which tantalize with spectacular glimpses of the Umbrian countryside beyond, including the medieval hilltop town of Todi and an ancient, stone tower, fully restored to its original 15 th century splendour.
From the terrace, you proceed indoors to the openplan kitchen/dining room, accommodating two large dining tables; a big, open fireplace; a traditional wooden sideboard; but also an ultra-modern fitted kitchen, whose amenities include microwave, dishwasher and large, American-style fridge-freezer.
The kitchen leads out to a central hallway, from which you can access the comfortable, light-filled sitting room, with Satellite TV, and French windows on to the terrace. Adjoining this is a study with bookcases, hi-fi and Internet access.
Also leading off the hallway is a bathroom and toilet; one double bedroom with sitting area and ensuite bathroom; one bedroom with two single beds (which can be joined together) and  ensuite bathroom with shower.
Proceeding up two flights of stairs to the second floor, you come to a spacious landing. Issuing from this are six more bedrooms : one with doublebed and a single child's bed, ensuite with shower; one with doublebed, ensuite with shower; one with two single beds (which can be joined together), ensuite with shower; one with doublebed and a very large, bright ensuite bathroom with bathtub. Finally, there are two "Family Rooms", located opposite each other. One has a small doublebed and a child's single bed, but no ensuite bathroom (one of the other bathrooms on this floor can be made available for exclusive use, if required); the other room is large and bright, with a doublebed, a single child's bed and ensuite with shower.
On the ground floor you find the large reception room, available on request only, when catering for more than 16 guests. Directly adjoining this are a kitchen for catering preparations and 2 toilets. Also on this level is a separate storeroom for luggage and a laundry with two washing machines.
 THE GUEST HOUSE: This can be rented together with Villa Fiore, but not separately (to guarantee privacy). It stands in its own grounds, only a minute's walk from the main villa. At ground level you enter an openplan apartment, comprising a small kitchen; doublebed and sitting area; ensuite with shower. This self-contained apartment would ensure privacy for one couple. An external stone staircase leads up to the first-floor living space, consisting of three separate double bedrooms, each with openplan dining/living and kitchen areas. One bathroom with shower is shared by all three mini-apartments.
Included in the rental price of Villa Fiore are 2.5 hours' daily cleaning service, carried out by two people.
THE GARDEN AND SURROUNDING ENVIRONMENT: The well-kept lawns encircling this hilltop villa are filled with large, mature, typically local trees, such as Cypresses, olives, walnuts, figs and holm-oaks, which give welcome shade.  Splashes of colour are provided by flowering rosemary and oleander bushes, as well as scented wisteria and roses climbing the walls, contrasted with bright geraniums in pots.
The silence here is almost tangible, with only birdsong and the buzzing of insect life to be heard. A secluded stone bench in a secret corner of the garden, embracing beautiful views over the hills towards Todi, makes an ideal retreat for lovers!
The lovely open-air pool, surrounded by lawns with sunloungers and sunshades, is situated on a lower-level grass terrace, hidden from view. The area includes a poolhouse with summer kitchen, ideal for leisurely brunches and cocktails. There are also two toilets on site.
LOCATION: The approach to Villa Fiore from the main road is along a short, tree-lined gravel drive. Apart from those adjacent to the villa itself, ample parking spaces are available on a lower, gravel terrace, well out of sight of  the house and so not impeding the fabulous views.
OTHER FACILITIES AVAILABLE NEARBY: Horseriding; hiking; mountainbiking; wine tours and tasting; sites of major historical, architectural, artistic and scenic interest, such as: Todi; Orvieto; Spoleto; Assisi; Gubbio; Foligno; Perugia; Lake Trasimeno; Lake Bolsena; and the Marmore Falls are all within easy driving distance.
