Elegant, functional, comfortable and
tastefully furnished, Villa Niccolai is one of the best
designed and out fitted villas we’ve seen for
a while.
Built
on two floors Villa Niccolai has many traditional features
typical of Tuscan barns such as the criss cross detailing
on the outside walls and large arched doorways. These
features have been used to create a beautiful barn conversion,
combining many unique original features including chestnut
beams, tiny peephole windows and main rooms full of
light from large arched French windows.
The ground floor is exceptionally
spacious and is open plan with several interconnecting
rooms that all open onto the patio or garden. The owner
has decorated and furnished the house with top quality
fixtures and fittings (for example, all windows are
double glazed) and some lovely antique pieces. The interior
décor is very tasteful and reflects the style
of the house with a mix of country style and designer
detailing, as well as more elegant features such as
beautiful glass chandeliers.
The large patio to one side of the
house and accessed from the kitchen gives a wonderful
outside space for dining “al fresco”. The
patio has outside garden furniture. It looks onto the
very large mature garden and down to the pool.
For
a really luxurious holiday you can ask the owner to
send over the maid each morning to clean up last nights
dishes and prepare breakfast (12 Euro’s per hour).
Catering for other meals is also possible.
Please note that the main villa is
a stones throw away, right next door. The owners stay
there some times but are very aware of their guests
need for total privacy. At most you will bump into them
tending the garden. No windows of Villa Niccolai over
look the owner’s villa or them yours.
The house is regularly disinfected
against insects and all bedrooms come with plug in devices
that effectively control mosquitoes and gnats.
ACCOMODATION: Surface
area 270 m2 (about 886 ft2).
Ground floor: Three large
communicating rooms where two living areas have been
created both with fireplace and separated by a large
kitchen/dining room area. The kitchen is well equipped
including an oven, freezer and dishwasher. All three
spaces open on to well furnished out door terrace for
dining al fresco or garden. The living room has satellite
T.V., a CD player. Also on the ground floor 1 double
bedroom, 1 bathroom with bath and shower (direct access
to the outside and suitable for disabled persons).
First
floor: 2 double bedrooms, 2 twin bedded rooms,
overhead gallery open over the living room with two
full size single divan beds, 3 bathrooms with shower,
lumber room with washing machine.
THE GARDEN AND SURROUNDING
ENVIRONMENT: The garden (5,000 square meters
or slightly more than 3 square miles) provides a good
amount of shade in hot weather as there are several
large mature trees and the pool (6 x 14 meters or about
20 x 46 feet) is at the far end. It is furnished with
sun lounges and other garden chairs. At the bottom end
of the garden there is a large open area of lawn that
could be used for rowdy ball games.
There is also a designated and shaded
parking area and a delightful gazebo.
LOCATION: Villa Niccolai is situated in the Tuscan countryside
in a very peaceful position, just 1 km from Orentano
where there are shops, bars and restaurants, 5 km (3
miles) from Altopascio, 20 km (12 ½ miles) from
Montecatini Terme, while Lucca is only 20 km away. The
Villa is also only 40 km (25 miles) along the main “Pisa
Nord” motorway from the sea, where there are wonderful
long stretches of free, unspoilt beaches at Migliorino.
Villa is a perfect location if you want a quiet, peaceful
country location that is close to shops and within easy
reach of Lucca, Pisa and the coast.
Villa Niccolai is near to Florence
as well as with easy reach of most important Tuscan
places of interest (Lucca, Pisa, San Gimignano, etc.).
Florence airport and Pisa airport are equidistant, about
40 minutes in the car. Rome Airport is three hours by
car.

Please note: This property does not
have air conditioning. Air conditioning is rarely necessary
in Tuscany due to the lack of humidity and the temperate
climate. Almost all of our properties at InTuscany are
in remodeled medieval or renaissance buildings. They
generally have very thick walls and high ceilings, most
are built on the tops of our gently rolling hills where
they catch the breezes that spring up at mid day and
in the evenings.
Generally air conditioning is only
found by the sea side or in the city centers where noise
and/or humidity make it necessary. We do not have air
conditioning in our offices or in any of our own homes.
