Villa
Silvestrini is a large villa which sits on a magnificent
hilltop just outside the medieval city of Pistoia, on
a clear day the cathedral dome of Florence is easily
visible from the terrace.
The same spectacular views may be
enjoyed from the swimming pool, which is artfully terraced
in to the hillside and situated just a few steps from
the villa.
From the distance on the opposite
side of the property, the gentle current of the river
below can sometimes be heard. The terrace is a haven
of peace and tranquility and overlooks the medieval
architecture of Pistoia as well as beautiful countryside
dotted by olive trees. Villa Silvestrini is accessible by
a private road which ends at the property.
Although the villa seems far from
any thing and immersed in countryside Pistoia is reachable
in just three minutes by easily accessible roads and
without the hassle of narrow, dusty, or endless country
lanes.
The
villa is set amongst vineyards, olive groves (the owners
take pride in the production of their own fine olive
oil and wine) and mature century old oak trees which
provide a welcome shade from the burning Tuscan sun.
The deep set walls of the villa also help in keeping
guests cool in summer.
The friendly English speaking owners
live in the country house next to the villa and are
always available to offer advice and any needed assistance.
ACCOMODATION: The
newly restored villa, which dates back to the late 18th
century, is built on 3 levels and retains many of it’s
original features including fine old exposed beams,
original parquet floors, French arched windows and vaulted
ceilings. The spacious interiors are furnished to a
high standard and contain some exquisite paintings and
family heirlooms. It is 250 sq mtrs (2650 sq ft) in
total.
Ground
floor: Large separate kitchen with full oven, 5-ring
hob, microwave, fridge freezer, dishwasher, washing
machine, ice maker, iron and ironing board. Also on this floor are the entrance
way, study, large living/dining room with satellite
television, cellar/utility room and built in storage
room.
The panoramic terrace, fenced with
old wrought iron railings, is accessible from the living
room and the study via the vaulted French windows. It
overlooks the swimming pool and the garden below and
is partly shaded by a big lime tree and a grove of high
laurels.
First Floor: 2 twin bedrooms each
exquisitely frescoed with tromp l’oi to trick
and delight the eye with windows that resemble framed
paintings (depicting the fabulous views), 1 other double
bedroom, large bathroom with shower and w.c.
Second
floor: 1 twin bedroom, 1 double bedroom, 2 bathrooms
with shower and w.c.
Please note there is no telephone
in the villa but good reception for guests own cell
phones.An ADSL connection is available on
request for guests with their own lap tops.
THE GARDEN AND SURROUNDING
ENVIRONMENT: The villa terraces, partly shaded
by lime and laurel trees, have wonderful far reaching
views and make a splendid place to enjoy a summer barbecue.
All is with in eye sight of the pool so that adults
can relax whilst still keeping an eye on children swimming.
The swimming pool (open from May 15th
until October 10th) is 9.5 x 4.5 meters (or just about
31 x 17 ft) and is carved out of the hillside. It is
set on a lower level just a few steps down from the
villa.
Please
note that there is 10 meters of well maintained gravel
road to reach the villa.
LOCATION: Villa Silvestrini
is near to Pistoia as well as with easy reach of most
important Tuscan places of interest. The nearest airport
is Florence airport (less than an hour). Pisa is just
over an hour and Rome airports are both about 3 hours
drive.
When you want
to explore the local area, the delightful medieval city
of Pistoia is just a few minutes drive away. The villa
is also with in reach of all the main points of interest
in Northern and central Tuscany, Florence, Pisa, Lucca,
Siena, San Gimignano etc.
