This stunning 17 th century villa is the result of skilful architectural renovation work and has been exquisitely furnished in period style, with eye-catching touches of luxury in its Venetian glass chandeliers, gold-framed mirrors and brocade soft-furnishings.  These authentic features combine with the most modern of fittings and appliances to provide its guests with both style and comfort. Set in extensive parkland containing centuries-old trees, this is undoubtedly an idyllic spot to savour the unspoilt tranquillity of the Tuscan countryside.
Open all year round, centrally heated throughout and providing Satellite TV, the property extends over two floors and retains many details of traditional Tuscan interiors: such as the terracotta-tiled floors and ceilings, with exposed wooden beams; open-stonework walls; large, wood-burning fireplaces; glass-fronted dressers; and wrought-iron bedsteads.
A variety of opportunities invite you to al fresco dining, sunbathing and outdoor relaxation at different levels in the grounds, not only poolside, but also under the shady raised loggia (covered terrace) directly in front of the house. This in turn leads up to a higher-level, railed-in grass terrace, which commands spectacular views out over the surrounding wooded hills. These tempting suntraps are all equipped with sunshades and comfortable cane furniture, just right for those leisurely moments.
ACCOMMODATION: The villa comprises 6 bedrooms with double beds, each with modern, fitted ensuite bathroom.  The seating and dining areas, plus three separate bathrooms, are on the lower level. Each bathroom has shower and hairdryer.
The on-site restaurant, which serves typical Tuscan specialities based on fresh, home-grown, organic produce, is stylishly furnished and decorated, making striking use of contrasting colours on the walls and Persian rugs on the floors, as elsewhere in the building. Traditional local products, including wine, olive oil and honey, can all be purchased here.
THE GARDEN AND SURROUNDING ENVIRONMENT: Owing to its secluded, elevated position, this villa enjoys superb views over the surrounding hills, whose woodlands extend right up to the edge of the terraces, with no other property in sight. The lawn and paved loggias are dotted with large earthenware urns and ceramic pots full of bright petunias and geraniums.
 The delightful pool area is set apart at a short walking distance on a lower, fenced-in terrace, again encircled by mature trees and vegetation, which do not, however, restrict the breathtaking views. A paved pool surround, broadening into a spacious lawn, offers tables, chairs, sunshades and loungers. At the far end, a wooden canopy shades the barbeque section, fully equipped for those open-air feasts!
LOCATION: Villa Toppole is situated halfway between Sansepolcro (birthplace of the artist Piero Della Francesca) and Arezzo; it is close to Anghiari, Caprese Michelangelo (the artist's birthplace) and Monterchi, all of which are places of great historical and artistic interest. In addition, they all boast a selection of excellent traditional Tuscan restaurants, catering for all tastes.
Cortona, Assisi, Gubbio, Perugia, Spoleto and Urbino are all about an hour's drive by car, each laying claim to unique artistic treasures, Etruscan ruins, fabulous restaurants, and further shopping and sightseeing opportunities. Florence , Siena  and the Republic of San Marino are 1hr 30mins by car, as is Rimini on the Adriatic coast, which entices you with trips to the beach and delicious seafood meals.
The nearest airports are Forlì at 1 hour and a half, Florence and Bologna, at 1hr 30mins. Rome and Pisa airports are both about 2hrs 45mins by car.

On request, access to the following sports activities can also be arranged, all available locally: fishing and hiking on CAI marked trails (Italian Mountaineering and Trekking Club),  horseriding, golf and tennis, tandem parachute jumps (June-November), glider flight instruction, reconnaissance flights over the Tiber Valley (Val Tiberina), mushroom picking in the woodlands belonging to the estate.
Please note: This property does not have air conditioning. Air conditioning is rarely necessary in Tuscany due to the lack of humidity and the temperate climate. Almost all of our properties at InTuscany are in remodeled medieval or renaissance buildings. They generally have very thick walls and high ceilings, most are built on the tops of our gently rolling hills where they catch the breezes that spring up at mid day and in the evenings.
Generally air conditioning is only found by the sea side or in the city centers where noise and/or humidity make it necessary. We do not have air conditioning in our offices or in any of our own homes.
