Villa Ulivi was completely restored in the last
years and whilst the exterior is very in keeping with
the local architecture, the interiors are modern and
comfortable with every thing new, fresh and carefully
considered to provide you with a perfect holiday experience.
 Owned
by a American/Italian couple this villa has the best
of both worlds. On one hand the owners are well aware
of the important elements to create a classic Tuscan
experience, on the other hand they are also aware of
what modern people would like and want in terms of comfort
and convenience.
The first thing that is immediately
noticeable about Villa Ulivi is the views that seem
to be all around and go on till infinity. Every window
has a view and the terrace is breathtaking. They stretch
all the way across the Val Di Chiana taking in Castiglion
Fiorentino and Cortona.
ACCOMMODATION: The property is made of a main villa with four bedrooms and four bathrooms and a dependance with two more bedrooms and two and a half bathrooms.
One
enters the main house from the terrace into a large open
plan room that has  the kitchen and dining room and at
the other end a sitting area with satellite television,
comfy sofas and an open fire place. The kitchen has
stove, fridge, oven and dishwasher.
Also
on this floor are two bedrooms with ensuite travertine
marble bathrooms and heated towel rails. One is twin
and the other double. There is a laundry cupboard with
washing machine in the hall way. Upstairs are two more
bedrooms both with en suite bathrooms and one with a
lovely balcony.
The decor in Villa Ulivi is all in
very good, classic Tuscan taste, with lots of wrought
iron work and exposed chestnut beams in the ceilings.
The out doors with panoramic view flows seamlessly into
the entertaining areas by way of French doors and large
picture windows. There are insect screens on all windows.
The dependance is a two story building 20 meters from the main villa.  On the ground floor there is a large living/dining room with kitchen corner and a half bathroom. An internal staircase leads to the other floor where there are the two bathrooms and two bedrooms.
Please note that the villa does not
have a fixed telephone. However there is good mobile/cell
phone reception and so guests with out their own mobile
phones may borrow one from the owner by leaving a deposit
against it's loss or damage.
THE
GARDEN AND SURROUNDING ESTATE: The Villa is
approached by a gravel drive way and there is ample
parking. One passes the main villa, some times inhabited
by the owners who live half the year in America and
half the year in Italy, they have two grown sons. The
grounds are beautifully kept and there are lovely flower
beds, lavender bushes, fig trees and green lawns giving
way to Olive groves and orchards. There is a BBQ, tables
and chairs for dining alfresco.
 The pool is above the house and commands
the same fantastic views, it is graced with some beautiful
sculptures and well furnished with lounges and umbrellas.

LOCATION: Villa Ulivi
is walking distance from Lucignano which is a beautiful
example of an early medieval town and boasts several
restaurants, banks and shops. By car; Cortona is 15
minutes, 20 to Arezzo or Montepulciano; 45 to Siena
and one hour to Florence. Although
immersed in peace and quiet, the autostrada is just
15 minutes drive connecting you to all important tourist
destinations and the rest of Europe.
The closest airport is Florence (about
1 ½ hours) and Rome airport is about 2¾ hours by car.

 Please note: This property does not
have air conditioning. Air conditioning is rarely necessary
in Tuscany due to the lack of humidity and the temperate
climate. Almost all of our properties at InTuscany are
in remodeled medieval or renaissance buildings. They
generally have very thick walls and high ceilings, most
are built on the tops of our gently rolling hills where
they catch the breezes that spring up at mid day and
in the evenings.
Generally air conditioning is only
found by the sea side or in the city centers where noise
and/or humidity make it necessary. We do not have air
conditioning in our offices or in any of our own homes.
