From its privileged setting on top of a hill the villa enjoys stunning views of the surrounding countryside. The private grounds and gardens of the property border with the private wildlife reserve of the estate, with its olive groves, vineyards and woods.

Villa Caccia is part of the 1000 acre domain dating back to the XI century when the estate was a fortified castle with all the village life going on within its walls.

GARDEN & SWIMMING POOL: A gravel courtyard surrounds the villa and reaches the covered loggia furnished with deckchairs and sofas in teak and also a large table with chairs for your al fresco dinners. The loggia leads to the perfectly manicured lawn on one side while on the other side steps guide you to the pool terrace equipped with sun beds, and sun umbrellas. The infinity pool is 7.5m x 15m and deep up to 2.5 meters with a shallow end deep 1.2meters.

Textensive garden area is 3500 square meters and it is all lighted at night included the loggia and the pool. The property also offers a large covered barbecue area.

ACCOMODATION: The property, spread over 2 floors, can accommodate up to 14 people for a total of 7 bedrooms and 7 bathrooms.

Main building: it is set on 2 floors, and it is divided into 3 suites in order to provide maximum comfort and privacy to a large group of guests. The large, spacious common areas are all located on the ground floor of the main building.

Ground floor: The ground floor, which can accommodate 6 people, has 2 double bedrooms with private bathroom with shower and 1 twin bedroom with private bathroom with shower. All rooms can be accessed directly from outside. The common areas consist of: a living room with fireplace and satellite TV, a lounge with a fireplace, a large dining room with a table for 22 people, a spacious kitchen (equipped with dishwasher, microwave, large American fridge/freezer, coffee machine, toaster).

First floor: The first floor, which can accommodate 8 people, consists of 2 suites, each accessible exclusively through an independent external staircase.

- Suite 1 (4 people): 2 double bedrooms, each with private bathroom with shower;

- Suite 2 (4 people): living/dining room with kitchenette and sofa, 1 double bedroom with private bathroom with shower, 1 twin bedroom with private bathroom with shower.

LOCATION: Montaione is just 8 km away from the property and it offers all the amenities included restaurants, bars, wine bars, supermarket, bank, post office, chemistry and all kind of shops.

Within easy reach by car, 25 minutes drive, you find the golf course of Castelfalfi, tennis court, horse riding.

Villa Caccia is within easy reach of the most important Tuscan places of interest. The nearest airports is in Florence or Pisa both about 60 km away. San Gimignano and Volterra are 20 km, Siena and Lucca are about 60 km from the property.

• If the cancellation is made 60 days or more prior arrival day: 0% of the amount paid.
• If the cancellation is made between 59 and 30 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
