Villa Fratta is a Leopoldina countryhouse, a typical eighteenth-century building of the Val di Chiana, finely restored respecting the original materials and architectural features.

This villa in the Tuscan countryside went through a skilful work of restoration. There you can find all the typical caracteristics of the Leopoldine, which this ancient rural residence has preserved intact over the centuries. Nowadays a unique property, combining with taste and simplicity, all the charm of the ancient Tuscan tradition with the highest quality standards of modern living.

GARDEN & SWIMMING POOL: Adjacent to the parking lot (5 parking spaces) immediately to left of the entrance of the villa there is a recently planted small olive grove. In front of the villa the spacious green lawn and a beautiful swimming pool (7 x 14 meters, 1.20 - 2.20 meters deep).

The swimming pool is open from May to September and it is surrounded by ancient trees, olive trees and cypress trees. It is equipped with sun umbrellas, sunbeds and deckchairs and it is for the exclusive use of the guests.

From the park of Villa Fratta, carved with skill in a extraordinary natural context, you can enjoy the sun throughout the day and admire a beautiful sunset overlooking the rolling Tuscan hills. Adjacent to the villa, you can find the wood oven located in a covered space for barbecue and a table for a total of 14 seats.

ACCOMODATION: the villa is 500 square meters and can accommodate 14+2 persons in 7 bedrooms with 7 bathrooms. It extends on two levels:

From the entrance you are welcomed by the large and bright living room, in all its majesty, (living room + dining area + kitchen), recovered from the former stables of the Leopoldina. The living room has a spacious sitting area composed of 3 sofa beds in front of the large fireplace and TV. The dining area is equipped with 2 dining tables, 6 places each for a total of 12 seats, expandable according to the needs of guests. The kitchen area is also equipped with a 6 seats table and all the appliances. A service bathroom also on this floor.

On the ground floor there are also two bedrooms, one double and a twin ( beds can be put together)sharing the bathroom, ideal as a family suite. All the rooms have independent heating.

A staircase lead up to the first floor where it was located the kitchen of the ancient house. Some traits of its central role were preserved such as the stone sink and the large fireplace. On this floor there are 4 bedrooms and 4 ensuite bathrooms, 3 with shower and 1 with bathtub. All the rooms have independent heating and air conditioning. A wooden staircase leads to the tower with another bedroom with bathroom.

The villa has large and bright bedrooms furnished with simplicity and great care respecting the Tuscan tradition but with all the comforts. Each window of the villa draws a new picture of the surrounding nature everyday.

LOCATION: Villa Fratta is located close to Cortona (only 9 km away) as well as with easy reach of most important Tuscan places of interest. The nearest airport is Florence (about an hour and a half). Pisa is about two hours and Rome airports both about two and a half hours away.

The nearest village is Fratta Santa Caterina 1 km, which is a town with all the amenities and services.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 59 and 30 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
