It is located on the hills on the border between Grosseto and Siena nestled in a protected natural reserve with deers and porcupines amongst other animals. Immersed in 60 hectares of wood and Mediterranean scrub it enjoys maximum quiet and privacy. There you can take restoring walks or relax in the garden which offers panoramic views over the hills pointed with small villages and other farmhouses.

The real plus at this property is the proximity to the ancient thermal spas of Petriolo, just 1 km from the villa. Since the XIII century the most renowned noble families of Tuscany used to spend their time in these natural curative hot waters.

Everything here contributes to create a relaxing environment where you can breath the scents of nature while admiring the views and enjoying sunbathing in complete peace and calm.

GARDEN & SWIMMING POOL: The private swimming pool is 4 x 8 meters. In front of the villa a lower wooden roof shelters the area organized to eat outside with table and chairs. There is also a large brickwork barbecue and ancient wood oven. A service bathroom available.

The garden is carefully manicured to offer the guests all the comforts with chairs and sun lounges and shady trees providing spacious areas where you can relax and read a book protected from the sun rays still enjoying the beauty of the nature surrounding.

ACCOMODATION: Villa Petriolo sleeps 6+1 in 3 bedrooms and 3 bathrooms. It is located on the first floor and it is accessed by a flight of stairs leading to the covered loggia. At the entrance a large living room welcomes you with fireplace, sofas and TV sat. Wi-Fi internet connection available. The built in kitchen is spacious and it is fully equipped with also dishwasher, electric oven, microwave oven, toaster and American coffee machine. Service bathroom. The huge double bedroom is bright and luminous and the second bedroom has twin beds. The seventh bed can be added in the double bedroom. The bathroom has a large shower, basin, wc and bidet.

On the ground floor you can find a double bedroom with ensuite bathroom plus the gym room and the laundry with washing machine and ironing facilities.

The property guarantees complete privacy and in case of need the 2 caretakers live on site to help you. They speak English and German.

LOCATION: Villa Petriolo is located 2 km from the small hamlet of Pari where you can find a bar, a supermarket and restaurants. In the close by village of Civitella Paganico (15 km) you can find all the amenities banks included.

The seaside is less than one hour drive, Siena half an hour and also Grosseto. The nearest airport is in Florence about 1 hour and a half, Pisa is about 2 and a half hours and Rome about 3 hours.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 59 and 30 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
