DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 8 weeks before letting, or
b) Total rent - if cancellation is received less than 8 weeks before letting.
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.

We were in June 2012 in Ripa d'Orcia. Nice appartments in an old beautiful restored medieval farmhouse surrounded by olives and grapes. We had the appartment Ginepro. It was very hot in Tuscany during our stay there but the house is very cool and pleasant, you can use free internet on your own devices. The big garden and the pool are well kept. There are a lot of comfortable chairs around the pool. There is enough shade under a huge oak tree and there are plenty of parasols. There is only one negative point to mention and that is the strada bianca of 8 km from san Quirico to Ripa d'Orcia. You'll have to clean your car afterwards because it will be all covered with white dust. But that strada is also positive there is less traffic and on the border of the same road we saw snakes, deer, rare birds and beautiful plants. The owners, father and son are friendly and helpfull. the younger ones speak English and the father speaks french. San Quirico is the village for shopping (Coop) and there are a lot of nice smaller medieval villages nearby. Near the pool we saw young Hoepoos!

We stayed 1 week in Ripa d'Orcia in august 2011. Great place, very quiet and very friendly welcome from Paolo. Very nice views in the Val d'Orcia covered with vineyards, olivetrees in the tipical tuscan hills. Excellent starting point to visit Montalcino(15 km), Pienza, Bagno Vignoni, Siena(40 km), Montepulciano(25km), Crete Sinese... The Ripa d'Orcia is situated along a "strada bianca"(5 km) from the village of San Quirico where you can find food-shops, restaurants, bakery... The appartment was very clean with 2 bedrooms,kitchen, bathroom and living. Outside each appartment there is a patio with furniture and umbrella. Nice, big swimmingpool, lovely garden with barbecue and parking area for the car. Bike-rent is possible too and we did some very nice, technical MTB trips jn the region with a lot of climbing and downhill activity. A lot of visits possible in the region at the local farms to taste the home-made products such as wine(Rosso d'Orcia IGT), olive-oil and honey. Very good restaurants in villages as San Quirico, Montalcino, Pienza and Castiglione d'Orcia). Also the perfect region to taste the Brunello wine (Montalcino), the Vino Nobile di Montipulciano and the local Val d'Orcia wines... We enjoyed it very much and we will go back next year for the third time.

We had an amazing stay at Ripa d'Orcia!!! Paolo and his family made our family feel so comfortable. The property is a great size and given its remote location, the kind of place you let your kids run around and don't worry about anything happening to them. This is a very special place!

Our family have come back several times to Ripa d'Orcia - the location is lovely - quiet, with lovely views and the apartments are spotless, gardens equally well maintained. It has the added advantage of course to be close to so many places to explore - siena, florence - the list goes on. You do need a car - there is a good 10 minute drive to shops and restaurants.
