In ancient times a church, today it has been fully renovated and harmoniously furnished with stylish antiques, at the same time ensuring maximum comfort by means of its modern fitting.

From the outside garden, while relaxing or dining al fresco, or in the pool, you can enjoy magnificent, unspoilt views over the surrounding olive groves and the more distant wooded hills, towards the Monastery of Sant’Anna, where scenes from “The English Patient” were filmed.

GARDEN AND SWIMMING POOL: The pool (6 x 12 meters, depth 1-1.5 meters) is located in the big garden area. Umbrellas and deck chairs are available as well as a small playground for children. Wi-Fi also available in this area.

The pool is heated and can reach a temperature between 20 and 25 degrees Celsius (depending on the time of year and outside temperatures). In order to keep the water warm, a special cover will be operated for the evening/night hours so that the heat is not lost. For this reason it will only be usable from 9 a.m. to 7 p.m.

NEW: For the 2024 season, a new "pergola" area is available near the pool that includes a convenient and practical summer kitchenette, an outdoor lounge, and a table and chairs. The kitchenette offers a 13-liter "Smeg" refrigerator, induction cooker, sink, and a charcoal BBQ. This area can be cooled by a ceiling fan.

The property nestles among evergreen olive groves and wooded hills, with a view up towards the nearby village of Castelmuzio and out over the distant countryside. Large terracotta urns planted with colourful flowers brighten the courtyard, as do flowerbeds and small Cypress trees along the walls. An ancient covered-in well and an old-fashioned 3-lantern lampstand also make attractive features.

ACCOMMODATION: The house for rent is a portion of the entire villa shown in the photos, while the other part may be occupied occasionally by the owners. Note: The pool and gardens could be shared with the owners.

Through large arched French door at ground-level, you enter a bright sitting-room with sofa; glass-fronted cabinet, TV and high-speed internet connection (+250Mbps). On left the double bedroom, with attractive barrel-vaulted brick ceiling, while to the right is the fully equipped kitchen.

Crossing the living room, you enter the other 2 bedrooms (1 double and 1 twin) and 2 bathrooms both with showers.

A large paved area in front of the French door, equipped with an umbrella, table and chairs, is an ideal place for breakfast or outdoor dining.

LOCATION: The villa is situated 5 minutes’ walk away from the small, medieval, hilltop village of Castelmuzio, which has a grocery store, bar and restaurant. It is within easy reach of many major places of interest in Tuscany as well as many less well-known, but equally interesting locations.

The nearby towns are Pienza, Montepulciano, Montalcino and many other well known places all providing restaurants, wine bars, enotecas, medieval and renaissance art and culture.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 59 and 30 days prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 29 and 7 days prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
