I Cipressi is a two-storey villa preserving the elements typical of the Tuscan rustic style combined with all modern comforts. Unspoilt views towards Montepulciano over the Chiana valley complete the scenario.

Description

Two-storey villa of ancient Tuscan architectural tradition, situated in a delightful garden that has the characteristics of a park. In 2023 the electrical system and appliances were replaced and some of the furniture renovated.

Located in the countryside between Cortona and Montepulciano with a private pool. Five bedrooms, plus a living room with a double sofa bed, the villa can accommodate up to 12 persons. Four bathrooms and fully equipped kitchen.

GARDEN & SWIMMING POOL: From a quiet country road, the main entrance gate gives access to an avenue of tall cypress trees that, on the left, runs alongside a wide meadow. On the right side of the villa, cream-colored with green shutters, there is a gravel courtyard for parking, which is also accessed from the alley of the secondary entrance. In the center of the courtyard is an ancient covered well. Lemon trees, geraniums in large terracotta pots and flower beds with hydrangeas line the villa. A red-flowered pomegranate tree and flowering wisteria enriching the pergola add vibrant splashes of color. The porch in front of the main entrance accommodates a table for 12 people. In the garden in front of the house, under a gazebo, another large table offers an additional place in which to enjoy lunches and dinners.

Situated out of sight of the house in a secluded lawn, isolated from the main garden by trees, flower beds and tall hedges, is the oval swimming pool (5 x 10 meters and 1.5 meters maximum depth). It is bordered on one side by fruit trees, and on the other by lavender and rosemary hedges and oleander bushes, which form a protective screen. A row of tall cypress trees forms the boundary of the park which overlooks the spectacular landscape of the unspoilt Val di Chiana countryside. The sunny part is fully equipped with two gazebo, small tables, sunbeds and umbrellas. At night, the garden and pool are fully illuminated.

LODGING: On the ground floor, the porch - from which the lights of the Renaissance towns of Pienza and Montepulciano can be seen in the evening - leads to the main entrance. To the right of the corridor, a glass door gives access to a small sitting room. From here, two steps allow to a second sitting room with TV and fireplace, from which two French doors with lunettes open onto the garden. To the left of the corridor, a glass door leads to the dining room, furnished with a table seating up to 12 people, a lovely painted cabinet and an elegant multi-level display case built into the wall. Continuing along the corridor, on the right there is a bathroom with shower and, on the left, you go down to the kitchen, fully equipped and flanked by the laundry room. From the kitchen, which overlooks the secondary entrance of the property, you access to an open space, dominated by an imposing cypress tree and equipped with two wood-burning ovens, one closed for pizza and one open for barbecued food. In this rustic environment, around a stone table you can enjoy food cooked in the traditional way. From here you can see the Etruscan town of Cortona.

An internal staircase leads to the upper floors, with the following environments. Mezzanine floor: bathroom with bathtub, shower and all modern conveniences. On the right of the bathroom, a suite composed of two rooms: a living room with double sofa bed, desk, mirror and bookcase, and a double bedroom with coloured wrought iron bed accessed by two steps; the floors are in natural wood parquet. To the left of the bathroom, a double bedroom with a bed with wrought iron backboard and natural wooden parquet floors. A short, second stretch of stairs leads to the upper floor where are: a twin bedroom with wrought-iron beds, a double bedroom with wrought iron bed and mirror, a bathroom with large shower box, a double bedroom with wooden frames and a fourth bathroom with shower box. The paving on this floor are in terracotta.

All bedrooms are equipped with wardrobes and the windows with mosquito nets.

LOCATION: Villa 'I Cipressi', in the middle of the most important Tuscan places of interest, is located between Cortona, to the east, and Pienza and Montepulciano, to the west. The nearest airports are in Florence (one and a half hour drive), Pisa (about two hours) and Rome (about two and a half hours).

About 150 meters from the villa a winery has a hall and outdoor spaces to enjoy typical Tuscan dishes.

The nearest village is Chianacce, 3.5 km away. Cortona, the famous and large town of Etruscan origin which boasts wonderful works of art and architecture as well as all modern facilities, is 20 km away.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 59 and 30 days prior arrival day: 50% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
