Situated on a hillside and surrounded by the vineyards of a famous local wine producing farm, Villa Al Pozzo is the ideal place to spend a holiday in complete relaxation and tranquility. Recently renovated, the villa will allow its guests to enjoy the experience of living in a classic Tuscan country house, with its typical elements such as wrought iron beds, tiled floors and wooden beamed ceilings.

The restoration has carefully maintained the traditional characteristics such as the terracotta floors, brickwork arches, stone wallsand stylishly preserved troughs elegantly lighted. Brickwork fireplaces and the simple sophisticated furnishing complete the picture.

Perfectly located just a few kilometers from the picturesque medieval town of Lucignano, Villa al Pozzo is an excellent starting point to visit the most important cities of Tuscany, such as Cortona, Montepulciano and Pienza.

GARDEN & SWIMMING POOL: The villa is surrounded by a fenced park of one hectare with mature trees and a perfectly manicured lawn. It also boasts a large barbecue area equipped with couches and tables for your dinner outdoor, in addition to the old barn which has been equipped as a dining area connected to the kitchen. The villa has also a private parking place.

The panoramic terrace is furnished with a beautiful table and chairs in wrought iron. From here you can reach the lower level still offering beautiful views of the surrounding countryside. On this level you can find the swimming pool (6 x 12 meters, 0.9 - 2 meters deep). The pool is equipped with an upstream swimming system and a comfortable shower. In this area, you can also find an outdoor Jacuzzi.

NOTE: from the 2024 season, air conditioning (in the bedrooms and living room) will be available.

ACCOMODATION: Independent farmhouse of about 400 square meters that can accommodate up to 10 people in 5 bedrooms (4 double and 1 twin) with 6 bathrooms plus 2 extra beds (for children).

On the ground floor you enter the villa directly from the garden and reach the large living room with fireplace where you can find the satellite TV and the dining table. The built-in kitchen is fully equipped and furnished with all the appliances, with direct access to the garden and to the outdoor area equipped for your al fresco dinners. From the kitchen you can also reach the laundry room, where you can find a washing machine and dryer and a service bathroom. Still on the ground floor there is the large master bedroom with ensuite bathroom with shower. The bedroom has French doors to the garden.

An internal staircase leads to the first floor, where there are three double bedrooms with ensuite bathroom with shower (one also has a bathtub) and the fourth twin bedroom (beds can be put together upon request) with ensuite bathroom with shower.

The villa has the Wi-Fi internet connexion, thanks to which you can navigate both inside and outside the villa, by the pool and in the garden. All the windows and doors of the house are fitted with mosquito screens. Upon request it is possible to have a baby cot and high chair, and fans. Small pets are allowed upon request.

LOCATION: The villa is situated near the town of Lucignano in the heart of the Chiana Valley (Valdichiana), just south of Arezzo, in Tuscany. The motorway A1 ( Autostrada del Sole), which connects Rome, Florence and Milan, is within 10 minutes’ driving distance. The nearest mainline railway station (Rome-Florence line) is in Arezzo, 20 minutes’ drive by car and 40 minutes by small, local train, which leaves from Lucignano.

The nearest village is Pozzo della Chiana where you can find a grocery store and a restaurant. The nearest town is Lucignano where you can find restaurants, bars and supermarkets.

The nearest airports are in Florence (1 hours) or Rome (2.5 hours) by car. Within easy driving distance are places famed for their historic, artistic, architectural and scenic interest, such as Lucignano, Monte San Savino, Arezzo, Cortona, Castiglion Fiorentino, Siena, Florence, Lake Trasimeno and Perugia.

Cancellation policy

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 59 and 30 days prior arrival day: 50% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
